I d read all the reviews and had very low expectations. I was pleasantly surprised to find a clean, newly remodeled room. They have plenty of boat parking room and outlets to charge your boat batteries.I d definitely stay there again. Not sure about all the bad reviews but I have no problem recommending them. It might have been bad before but they ve do a good job with that place.The Mexican food restaurant was excellent. Good service, really good food.

This was one of the worst hotel stays I ve ever had. The people upstairs had kids and they were really Ning and jumping and talking loud clear up until 2:00am. So we got no sleep. There were multiple pubic hairs in the tub so it hadn t been cleaned prior to our stay. Something reddish and slimy looking was stuck to the shower wall as well as something questionable on the ceiling. To top it all off the coffee maker didn t work. At checkout my husband let the girl at the counter know how unhappy he was and how unpleasant our stay was and all she said was I ll tell the manager. No apology or anything. We have stayed here off and on for years but will never stay again.

Typical roadside S-hole in East Texas right outside of Malakoff, TX. Old building and rooms smell like mold. The carpet didn't look like its often vacuumed. Pretty much had my flip flops on the whole time.Woke up in the morning with a tic burrowing into my leg. Beds are somewhat comfortable, but absolutely horrendous bedding. There's people that live on the property as well. Renting rooms week to week.Restaurant is nothing to write home about to either. If you're hungry, drive into town 30 seconds away, and dine there. There' a Mexican restaurant before you come into Malakoff.The upside is the showers. Water pressure is good, and water heater works excellent.Rooms: Two options, smoke/non smoke. The smoke rooms are absolutely foul. No idea how old that carpet is, but it looks like it's festering an ecosystem of its own.Safety: A lot of car alarms going off at night. This place is situated on the outskirts of a small town with a drug problem. Make sure you lock your vehicles over night.

Peter and Countryside Inn were just what we needed for 7 weeks. The weekly rate was very fare and worth it. They cleaned weekly after my guys would check out. The Mexican food place next door was very good with the food we had. It s a fair place to stay in Malakoff, but I do advise against any smoking rooms. AC worked and rooms smelled clean. Love the rooms here. Only 60$ per person is a great deal. The rooms are a little old fashioned but the beds are super comfy. Each room has a TV, a microwave, and a mini fridge. They also supply shampoo, bars of soap, lotion, and instant coffee. Beds are huge too, fits two people very comfortably. The rooms are always clean, we did unfortunately get a room we're someone had smoked in, but we just turned on the ac and told the front desk. Also front desk is super helpful, me and my husband left to go see an airshow and were locked out of our room, he unlocked it with no complaints

Hard beds flat pillows. No smoking room smelled like smoke. Dead bugs on the floor. Walls are thin. Must had someone heavy must been above us every time they walked could hear them walk. Room next too us people was fighting all night. Heater in the room wasn t warming the room. People in and out of the parking lot all hours of the night with Loud pipes.

Completely disgusting rooms. They clearly do not know how to properly clean. Stains all over the sheets, the beds are at least a decade old and holes in the walls and doors. However, it is cheap, and you get what you pay for. I will be posting pictures of just how nasty this place is.

Less then one honestly! Trashy place, female owner is rude and cold hearted. I found bed bugs in the bed. Took it to the female owner and she said that she wouldn't issue a refund at first, then said she would. once home checked myself and my child over to make sure we didn't bring anything back with us, and found a few head lice in our hair. I'm so glad I checked us, and treated us right away. To top it off they didn't issue a refund but they did over charge my credit card. so if you stay here check bank statements and your hair body and luggage!!!!!!!

The management has definitely made improvements as far as the comfort of the rooms. Beds are nice and comfortable, rooms are usually fairly quiet. The rooms are clean. One thing I don't like is there never seems to be enough hot water to take a decent bath or shower! Otherwise, it is a pretty good value for the money. Cable t.v. and a great Mexican restaurant right on the lot!

Very LOW budget hotel, you get what you pay for! Dont understand the other glowing reviews. We tried this place because of them. The room was completely beat up! Patches all over the walls that hadn't been painted, peeling paint in the bathroom (gross!) All the door jams were dark grey in the middle from thousands of dirty hands! Looked like they haven't been cleaned in years! Many years! TV didnt work and you have a towel that's sized for a child, had to finish drying with the blow dryer.Yes breakfast is included your choice of 2 different kinds of cereal or very dry grocery store donuts.

Arrived exhausted,paid for a non smoking room but the room smelled like smoke(my fiancee' has severe asthma). Front desk was uncaring and nonverbal (not a single word was spoken our entire stay) second room was musty smelling but we decided to soldier it out only to be awoken at 8am by construction directly outside our room. We left exhausted and contacted the property later only to be told that they didn't have to notify their guests that they were under renovations and that we were not getting a refund. Avoid this establishment at all costs, even if you have to go to a neighboring town. Your wallet and sanity will thank you.

Update: This visit room was FILTHY. sheets were dirty with lots of hair. Had to ask for clean sheets and changed them myself. Carpet was so dirty that if you walked barefoot, the bottom of your feet were black. Towels were dirty and still wet. Smelled like they sprayed towels with deodorizer instead of washing them. I hate this place now. We have stayed here when we go to Canton but I will N O T be back. The pillow smelled bad, so I pulled back the pillow case, it looked like covered in urine - see picture. Also sink stopped up. They said they did not have anything to unstop it, so we are stuck with it. I hate this place.

This place is horrible. Not cleaned good enough. Moved night stand to find a plug for cpap machine and found nothing but dead and live bugs, trash from previous renters. The tub cracked with a hard plastic cover over it. Shower makes awful noise, hardly any pressure. Not to mention the a/c doesn't work well, stays in fan mode more than anything. The dresser is gummy and nasty to touch. I will definitely will not be staying here again. I'd been better off in a tent. Stay clear from this dump. Would not ever recommend to anyone. It's cheap for the price but cheap isn't good to risk ones health.

Stayed 3 weeks for work.PROS: The guys working are super nice and worked with me to get me a great weekly rate & emailed me receipts. Pretty safe. My teenager stayed in the room, with her SD, while I worked in Athens, and was comfortable by herself. Sheets were clean & cable worked. Internet was spotty; no gaming here.CONS: Biggest is the BED BUGS. After first week had inexplicable bug bites. Thought it was mosquitoes. 1.5 weeks, daughter squashed 2 bugs that smeared sheets with blood. She didn't know what they were, thought maybe ticks but her SD is on Advantix. At 2 weeks I woke to a bug crawling on me at 6am. I bagged it. My bites had blistered at this point and looked like hives. Never seen a BB before, looked similar to a tick. Sent pics to my schools entomologist & local exterminator. Bed bug. Took to motel, spoke with a lady, she knew exactly what it was, on sight. I'd already strip searched the bed, boxspring, headboard, picture above bed, and side tables. Couldn't find any. But there was a white powder residue, which is how they're treated (I now know). She offered to switch our room, but only smoking was available. Daughter is severely asthmatic so I asked for next avail in a.m. She said she'd have one by 10am. We prepaid by week, couldn't leave. 4pm no call. Went in, none avail, with only 4 cars in the lot. Asked next day. Denied again with very few customers (Sunday pm). I treated the room myself and left as soon as I was able. Had to treat EVERYTHING we had brought with us for a 2 month stay & treat new place for hitchhikers. Stayed in RM. 214.

They went up in price, did away with the mini breakfast, can't be in the shower more than 8mins before water gets cold. And they don't accept pets. Most of the SOMETHING is wrong with the t.v. No matter what room I'm in. Either the remote don't work at all, the remote will turn volume down and mute it but you are screwed from there unless you go get another remote hoping it's one that's going to work on all functions Did I mention they DONT take pets?

It was a very clean room, quiet. I would not call it a safe room..the "peep hole" in the door was jammed with tissue due to the fact it was just an open hole. There was no closet or racks to hang out clothes, we had to hang our clothes on the light fixtures. Don't count on any continental breakfast either.

Budget friendly motel located just off of hwy 31. Room accommodations are a Tv , microwave, mini fridge, clean towels, bath tissue,bar soap, shampoo, and other items upon request. Simple place. Nothing fancy. Mostly quiet, not busy with plenty of vacancy to book a room that is either up or down stairs. Unlike others within 10miles They do not provide meals however for the budget price this place isn't far from Athens that has a variety for family dining.

A decently priced place to spend a couple of nights. This was our second stay here. Since our grandkids live nearly we'll probably be back for weekend visits.Safety: On arrival the original room was not secure (the door wasn't locked) and the NONSmoking room smelled of cigarettes The staff immediately moved us to a different room.Second room had lock issues (would stick from the inside) We notified the stuff on Check-out.

If I could give this place a 0 I would.. This is actually the 2nd time we have been here. The first time we had to change rooms because the deadbolt wouldn't lock,Ii was traveling alone with a child and wasn't about to stay in a room that would not lock, went to the office to ask for a different room and the manager was working and didnt want to switch me rooms, but finally did after I told him I wasn't staying in a room that wouldn't lock.We decided to give it a 2nd chance because it is extremely convenient to where we are going and is a great price. This time was put upstairs when I asked for the 1st floor because again I have a child with me. Was told all the downstairs was full when clearly from looking at the parking lot was not, get up to the room and you can hardly breath because of the smoke smell in the room. So went back to the office and just asked for a refund, the girl said she could not refund me and basically insinuated the manager wouldn't refund me either. So she switched me rooms, "because its either im out the money or stay here for 1 night." Get to the room to check this one out and there were dead bugs in the sink, but other than that i guess we are stuck here... Totally wouldn't recommend this place unless u basically dont have anywhere else to go..

There is blood on the towel spider webs all inside not cleaned out vents not cleaned. T.v. needs up grading the bathroom diff needs to be redone upgraded piping felt and looked like it was going to fall out. Never been to texas but i think we can find better. Thank u for all the reviews helped a lot and after looking at it. Not worth 55 a day

This place was awful. there was blood on the wall; tick (full of blood) in the bed; and carpet didn't look vacuumed. I would have been better off in my car. the manager would not refund the room.
