Overall the place is nice, but dated. RV sites are dirt, but mostly level. We had friends staying in a condo and it was nice but smelled like a cat had been there.-Biggest disappointment was the lack of amenities. No one said anything either time I called, or when I checked in. They just gave me the packet that had the water slide and water trampoline x'ed out. Those were a big selling point for us.-Also the rec room was booked the entire time we were there. Again, would have been nice to know about that before hand.+Restrooms are not air conditioned, but they are clean.+Pool, splash pad, and putt putt are small but nice.A dog run would be a nice addition.

We rented an RV spot at this "Resort" but it is far from a resort. I specifically had called to ask if they still had the swimming dock and was told yes. Was also told they had a rec room with pool table. There was no swimming dock. The rec room was rented out the entire weekend we were there so we couldn't play pool. Yet we had paid for this as an amenity. They need to update their website, images and site map and decrease their prices to match the current amenities. Gates at pool don't lock. Stuff was stolen from sites of our group. Do not recommend at all.*Update to respond to response:* Items were not stolen overnight. They were stolen in the middle of the day.*No comment on the pool table that could not be used since you rented out the rec room the entire weekend? I was told we would have access to the pool table when I booked.*We were NEVER told we could leave and get a refund.*There was no where to swim in the lake on site.*This is not a resort. You need to update your website and your map.

Awesome short weekend trip from Austin. Perfect quiet small town location with the just the right amount of amenities. Lake was absolutely stunning especially with all the beautiful homes along it. I stayed in a one bedroom condo with a kitchen and everything was clean and very well supplied. Owners were very friendly and accommodating. I will be bringing more people here with me for next summer vacation. The pool and hot tub was also cleaned a few times a week and never felt overcrowded. The Rio Vista is the perfect relaxing spot to get away from it all without being located hours away. I highly recommend the Rio Vista resort. You can rent or bring your own RV.

We stayed in The Llano lake house, and we had a wonderful time. The house was furnished; the kitchen had everything we needed to cook throughout the week; and we had the best view of the lake trampoline. Our son enjoyed running down to the lake and swimming while we stayed on the patio to watch. Highly recommend Rio Vista and would definitely stay here again.

My family booked 2 nights for my daughter's birthday. This place looked like an abandoned resort honestly.. the pool and hot tub were filthy. Hot tub was barely warm and had so much bleach in it, it burned your skin. Splash pad was filthy and not working, rec room was filthy and no ping pong table. Staff was rude and non helpful. Rooms smelled, carpets were filthy, couch had a bad odor.We were given the option to leave in the evening and received a refund for one night only. This was a waste of a special celebration. We will not be returning to this very ghetto like "resort"

I normally don t do this but felt the need to give others a heads up about this resort . First the only website is VERY misleading. They conveniently take pictures of the large condos and leave out the abundance of very run down trailer houses from the permanent residences on the property. The second misrepresentation is the lake front views, they make it seem like you have private access to the lake front but the reality is, you walk up to boat slips and that s all. If you don t have a boat it s impossible to enjoy the water because you can t walk up to the beach , it s not safe for children to be around. We stayed in the Italy described on the website as being over the top with decor and one of their higher end condos and it was old. Like very very old, extremely outdated and my husband had to fix the couch himself because the back came off of it! The carpets on the stairs and top floor were FILTHY! It made me cringe to see my baby crawling on the dirty carpets. The maintenance men were always staring at the girls in the pool it was creepy and they would mow in the peak time of day causing dust dirt and pollen to swarm the pool area, which was also dirty inside. Basically this place is a glorified trailer park and I was disgusted we paid nearly $300 a night! Save your money and go to horseshoe bay or the Hilton and get actual lakefront and updated condos. Oh and the rec room was AWFUL! It smelled absolutely horrible, extremely dingy and gross and felt like a dungeon.

We hosted our small family holiday party here and it was a hit! The facilities were clean and decorated nicely. The staff was friendly and helpful. The amenities here are just right for family fun and the setting on the lake is just beautiful. We will definitely be back again!

I absolutely loved staying at Rio Vista Resorts! My husband and kids and I stayed one year in one of the lake houses. Each of our kids got to bring a friend and we had such a blast hanging out and playing games. We went swimming at the lake and in the resort pool.The second time I stayed was with my husband and another couple. We shared a two bedroom, 3 bathroom Villa. It was being in a cozy little apartment. We totally loved it and I'm sure will be back at some point!

Beautiful resort and accommodations. The lake houses are spectacular and the condos very nice. A great family get away on Lake LBJ. There's a water trampoline, mini golf, a swimming pool and hot tub, ping pong, fishing and they even have their own boat ramp. The people are friendly and easy to talk to. We go every year, and more often if we can. The kids love it!

Definitely lake casual lake living! If your looking for upscale or luxury accommodation, this isn't the place. Staff was friendly and helpful and lake is right there with nice views. Very busy on the weekend and people next door were partying it up very loudly till 2am. We stayed in a 2 bedroom condo called The Spain which was okay but could use some upgrading. I think the housekeeper also forgot to clean some areas as well. The kitchen was not stocked well and missing alot of essential items. Carpets are a little stained. AC felt great. No extra blankets. Beds were soft if you like that type of bed. Playscape could probably use some updating as well but the pool was nice except for some slight sewer smell which we weren't sure where it came from. Waterpad as stated on alot of their advertisement is not there but the kids liked the water trampoline. Splash pad was not working till Sunday which was the day we were checking out. Rec room was rundown and had a funny old smell to it. We spent more time on the lake which was the best part otherwise I'm not sure if our mini vacay would have been worth the money spent.

We stayed over Labor Day weekend. Family and dog friendly! They have boat slips and a boat ramp which was the main reason we chose this place. The kids loved the water trampoline. The view from out rental was amazing! We will stay here again!

This is a great place! Whether a romantic getaway or bringing the kids. Mini golf was fun and our kid loved the water trampoline and slide. We brought our boat and it was super convenient to have a boat slip on site. Absolutely love it!

Packed in like sardines and very loud on holiday weekends. The resort itself is a great spot if you have boat or jetskis and swimming off pier/slide and jumping off water pillow is super fun for kiddos. Lots of drinkers on holiday weekends and this wasn't great for little ones at pool. Overall a decent place depending on when you go. They do park your rig for you as like I said packed in like sardines. We wouldn't take it off our list for theses reasons...we just plan around those holidays.

We were very pleased at Rio Vista. Great rates, good hospitality and clean accommodations. The kitchen in the meeting room badly needs attention, and as our stay was a Board of Directors Retreat, that's where we held our meetings and prepared our meals. We finally moved to one of our cabins to prepare a breakfast for 11 folks, as the cook top in the meeting room only one burner worked.Other than the meeting room (it also had the faint smell of an old rest home), this venue was perfect for our purposes. Loved the deck over the boat stalls...a perfect place to watch the sunset and moon rise. We will be back.

We have stayed at Rio Vista four years and we will be back this year. It has been great, the accommodations are very good and the staff very friendly. We have enjoyed all the activities that take place each week. It's like having an extended family. The owners go out of the way to make all the activities worth the time. We couldn't find a better place to stay.

We've stayed at the Rio Vista many times. We stayed in their condos, and we've stayed in both of the houses. I can tell you that every experience was wonderful. It's clean, the staff are friendly, helpful and efficient. It's a perfect place for a reunion and reasonably priced. We loved it!

Although the Management was willing to make amends for all that went wrong on this vacation, the place still is very rundown.Our original RV space and throughout the RV park were very crowed and close to each other.There was old furniture that had never been thrown out behind one of our RV spaces and the person picking up trash every day never attempted to either.Two RV spots down from where we were there was an inoperable old RV, the side rearview mirror was broken and a hole in the middle of the RV. This looked to be abandoned and in super rough shape.One of our spots had a septic located 3 feet behind the camper so all we smelled was you got it POO!We rented a slip for our boat at $25.00 daily on weekend and $15 on Monday but it turns out that none of them are assigned or even show on the slips that they are rented. Even though they ask you which slip you want to rent when making your reservations anyone can park in your spot. What's worse is that the people there aren't aware that you need to rent those spaces and that you just can't park there. We lost a $1200.00 trolling motor because of an incident like this.The internet was impossible to access to the point where you couldn't even enter a password even though Management gave you your own unique passwordsLastly no cable. After the neighbor moved their RV he traced the cable lines and they had been cut.So sorry to write this review but this property needs a great amount of updating for the prices they are charging at $60.00 a day.

GHETTO city!! We are on the back side of the pool next to a (permanent/long stay) trailer with windows covered in foil. They will not allow "tents" here but they have trailers with old rotting decks built around them!?!? Really? The water area is STUNNING!! Day use area at lake can't be beat. Boat stalls need serious maintenence-metal stickup out everywhere to scratch your boat. Just went to let them know they needed "attention" in case they did not know and they very rudely told me I had no right to use the slips as they were "reservation only". I was told at reservation time that there was an area for boats for day use.....there were paid, covered slips (none available). Shame on us for using slips we were not supposed to use (unknowingly) but shame on them for being so rude about it. The water area is the only thing this place has going for it. Camp sites are so skinny that your outdoor lounge area is practically ON your neighbors sewer area. NO THANKS.....never staying here again. TOO many negatives then to be RUDE.........I give this place a 2 (out of 10).

Enjoyed our visit, nice clean bungalow, Hawaii house, we rented for 9 person visit. Memory foam mattress in King size bed was almost too firm, but everyone else was happy with bunk beds for kids with futon that folds into full size on bottom. Living room also had sleeper sofa we did not fold out. Kitchen stocked with enough kitchen items to cook and make breakfast with (of course you need to bring own groceries). Kiddo enjoyed swimming off the dock and the swimming pool at the resort.

We are permanent residents of the cutest little log cabin and even though we are across the street from the resort itself, they still treat us like family. Great people who own this place and we plan on staying as long as we can. So much for our kids to do here.

This is listed on Google as a hotel but is mainly an RV campground with some accommodations available. We had some problems with bad reservation mix ups, they first gave away ours and a family members already paid for and reserved lots to someone else that just showed up. Then we ended up in a much less desirable lot as we AND a family member both had to relocate and ended up with a barrier fence between us. The pool and the kids sprinkler area were both out of order and we were not made aware of that before getting there.. The two small bathroom/shower with standing water that doesnt drain away in yhe changing area are very inadequate for the amount of RV slots/people camping. The fishing peer is part of the boat docks so the boats often disturb your fishing.

This will be my fifth year at Rio Vista Resort this year and I can not wait to get back! I spend at least 5 to 6 months there. I am by myself and have always felt very safe and secure there and they have been there when I had any problems that they could fix. I was feel sad when I leave my family here but when I leave the resort I feel the same way we have become family.I am so blessed to have this experience and so blessed with my new life long friends. I love to walk to the lake and just sit and mediate awesome view. I have friends that have boats and they welcome anyone to enjoy with them. So before long I will be heading home and can't wait!!!! I say every year this was my best year then the next year i say the same thing again.
