-This park has the potential to be a good facility, but it's really run down.-The pool has plaster so rough, your feet will curse at you.-The roads were so worn out and the pot holes were more frequent than road.-The cabins came with bug spray, and for good reason.-The river area was nice, but you can't bring your truck down there to offload unless you have 4WD. Once you're at the waters edge, you're not allowed to leave your truck there.-The camping spots don't have fire rings or picnic tables.-When calling the office, nobody will pick up the phone.-If you want to use the on-site showers, bring quarters because the water isn't free.

My wife and I stayed for the weekend. Some friends were all meeting up there. The experience at first was horrible. They assigned us a cabin and when we walked in, it was terrible.Hundreds of dead gnat looking bugs lined the floor along the walls.Looks they must have just sprayed, there was an oily film.Blinds were all tore up, the curtain on the door was tore down and stuffed on a shelf, foot prints on the couch, heavily beat up fridge. We were beside ourselves. We went back and complained. They assigned us another cabin, which was much cleaner and looks to have been updated. It was much better.Did not have a couch, just a full-size bed in the living room.Pool, very nice. Miniature golf course is pretty rough. Covered in gravel and grass burrs.Make sure and check their cancelation rules.I had a family emergency come up and was afraid I would not make it.So I tried to cancel a month ahead of time, and they said they would only refund half.I feel they need to update their cancelation policy. If you are a big person, you won't fit in the bathroom. We stayed in the deluxe cabin, and for the price, it wasn't very deluxe. The last photos are the cabin they gave us at first.Rooms: Small.Nearby activities: River activities.Walkability: Nice to take morning and evening walks through the park.

I give it three stars because it is nicely sited, very remote, with a lot of (not live oak) trees. We stayed 3 nights in a travel trailer; full hookups. We have stayed in worse corporate campgrounds but with better amenities. When we stayed, according to the handout the office was in a temporary building. Checkin was easy enough and the office was also where they sold some snacks and checked out some recreational items however, the office closes by 5pm so you can't use their horseshoes in the evening. The dog park is large, grassy, and remarkably doggy poop free. There is a putting golf course but the person in the office said that nobody ever uses it. The campground is very large (over 200 sites) with everything from full hookups to tent sites with some power on a pole (charge your phone?) The two bathroom/restrooms are near each other at one end of the campground, sort of near the tent sites. When we stayed, the clubhouse restroom had a sign restricting it to only clubhouse users. The other restroom/bathhouse was in terrible shape; one shower (men's) was operational and it is coin operated and the one stall that worked was smeared with feces for the two days I checked. Pretty sure the office would have taken my complaint but given that the 10-15 employees working there that weekend were using the same restroom, I really doubt anything would have been done. Overall, okay site if you are in the neighborhood.

We hesitate to go to other RV parks because Leisure Resort has truly spoiled us and treat us like family! Dennis is extremely helpful in setting up our reservations. Coach and Randy will lend a hand if any issues with our site. The entire staff is super friendly. We use the RV sites right before the newer section. Plenty of shade. River access is a hop, skip and jump away from the RV sites. Pool is clean. Only complaint is that Son s is on the other side of the river and they often come on the Leisure side because it is more more inviting. Grounds are clean.

We had 2 long rv's. We had made reservations with them so they were expecting us. When we arrived at the park them took us to our spot and helped us get parked before they left us to set up. We had full hook ups with 30 or 50 amp electric. There park water was clean with no smell also no bad taste. At the river we had plenty of room to set up 2 pop ups and chairs. Most campers were friendly. Also the park was clean and shady. There was 11 of our and 2 slept in and tent on our spot.River was a little low but it was moving. The kids could stand up and wall through the river. So didn't have to worry too much about them.We had a great time there and will return.By the way this was our 5th are 6th time there. You need to go and enjoy yourself with your family and friends.Go, have fun, relax and play. Thanks for reading, Richard

Son's River Ranch: there's more than one location. We went to a close-by location first and found we were supposed to be a couple miles down the road. We were with a group of several families. The river was perfect. They provide life jackets and tubes. Inflatables can be rented: kayaks & paddles. There's a lot of cabanas (wicker seats, serving shelf, outlet, ceiling fan w/light). Most have bbq grills and hammocks. You can tube from upriver, past all the cabanas down to the edge of the property. It can take about 20 minutes depending on the flow. There is one deep section. The rest is up to wading level for an adult, but most is fine for kids. They also have floored tents with a/c, bbq grills.Restrooms: Trailer restrooms and showers

I have been camping here for 10 years, almost always in early October. For years, this was a decent campground, limited by periodic flooding, with pretty good facilities, but not great. It is in a great location on the river, so the uneven sites and meh facilities were forgivable because the people cared about the place and made a real effort. A couple years ago it must have changed hands and the entire vibe has changed. I would say the staff are terrible, but I never really saw anyway. Arrival after 5pm on a Friday night of a holiday weekend is a "late check in" so your reservation is just taped to the door. They sell pizza in their store, but again, it is closed by 5 on Saturday. The restrooms are cramped and very poorly maintained. One of the light switches in the bathhouse has no switch with just bare wires sticking out. The same toilet paper was on the floor all weekend, and the smaller restroom , which has 2 toilet rooms, keeps one of them locked all the time and is reserved for when the clubhouse is in use. The clubhouse was not in use all weekend and they just kept it locked with a line most of the weekend for the other facility.I only still camp there because I'm part of a group that uses the site. I would otherwise stop attending. It's a shame because it would not take much to make this a truly exceptional site and nobody seems to care enough to do so.

We really enjoy this place and have been coming for about 2 years now. Dennis got my complicated reservation squared away.We like all the mature trees trees in the original area. They have added a new section that s nice and spacious but the trees are still babies.Waterfront is open and natural. I'm not thrilled with the new development across the river, but what can ya do.Staff is super helpful. I had a 130 pound dog, pizza, drinks and starving toddler in tow and had a stumble. Two staff members came to my rescue and drove us to our camper. I was so grateful. They have a large dog park, playground, and lots of camping spaces. What I appreciate most is how they have done the new development. By the design it seems like they re working with nature not just bulldozing it over to fit more people. There s a large tree area that they have kept natural and I really respect that they re working with nature and not destroying it to "put butts in seats". Thank you Leisure for a wonderful time!

What a great place! We RV camped with our 2 young children and had a great time. We encountered only the friendliest of folk, and there was such a good vibe. The staff are incredible, very accommodating and kind. I highly recommend Leisure Resort and we are already planning our next visit! We will be sure to bring the kid s bikes next time, there were so many kids riding around and playing! 5 stars

READ THE CANCELLATION POLICY!! Booked a couple of cabins for a group of couples under my card, they backed out of trip so I cancelled over 3 weeks in advance - and had to pay almost $250!! Their policy is that you are bound to pay 1 night for EACH unit you reserve regardless of notice time. Also we have stayed here every fall over the course of about 5 years and never complained. There are large roaches and ants in every cabin and yes, they are disguising and always dirty. I always did a deep clean before we unpacked and sanitized the entire place. The river access is 30' at best and you have to share with everyone else at the park AND Son's island across the river.Honestly I would never complain about this place publicly because we just don't do that but $250 is a lot of money especially in a recession......

One of if not the BEST place to camp on the San Marcos River. An awesome campground with nice very friendly staff. And they have everything for every age group of kids. From the swimming pool, volleyball court, two playgrounds, and a mini-golf. There is also hay rides and crafts on Saturdays. They also offer a tube rental and shuttle service to float the river. So from a single person to a huge family gathering, and even family reunions, this is the place to be on the San Marcos.Cheers Y'all!

Deluxe cabin. Fine print doesn t say this but you must check in before 5 or you won t be able to get your key. Cabin is unlocked so you can access it though. Pics are from checkout. When we arrived kitchen was dirty as well as the stove. We found a soiled linen under one of the mattresses and not only was the stove dirty but it had a dead fish inside. Lots of ants everywhere, so we had to fit all our food in the fridge, freezer and our cooler. Thankfully we had a bottle of insect killer so we sprayed them down. There is no AC unit in the main bedroom but if you leave the door open it gets nice and cool. I am giving 2 stars because we paid premium price for this cabin and the status of it was disgraceful.

Loved staying here for Father s Day weekend. The area stayed clean, and the scenery was beautiful. We were a 2 min walk away from the river. The river was clean, pretty and so much fun for my kids. Up the roast about 4 min was an area for my kids to jump into the deep water. They loved it. THE BEST PART IS THAT THE BATHROOMS STAYED SUPER CLEAN. The lady who cleaned them is a professional. Goodness I loved the restrooms with showers. Icing on the cake. Thank you Leisure park we enjoyed our weekend.

This is my first time experience of camping and floating the river. The space was great clean bathrooms and access to the river however the quite time is ridiculous. I understand during the week, we arrived on a Friday and left Sunday however we were told to keep it quite on a Saturday night. We were not that loud but Saturday really guys I mean it s vacation. I understand the rules however it was ridiculous for us to be told when there were others that weren t. No music was on just socializing this is the only thing that I didn t like other than that everything was nice and maybe we will come again. That s the only thing I would recommend that could change.

July 2022 was our family's 9th annual get together here. 25 people and everyone had a great time as usual. The river was running and the water felt great. Dennis and staff are great to work with. We're looking forward to our 10th annual trip in 2023.

(7/3/22) The lack of hospitality, particularly by staff members leaves a lot to be desired. It pains me to say that as this place held childhood nostalgia for me that I wanted to share with my own daughter. However I learned exactly how surly the staff can be when I was approached by an elderly man by the name of Richard. He has zero social skills and severely lacks patience with customers despite his absence of preparation when berating camp goers. If you re going to antagonize a woman with her child about an alleged rule being broken then you better have the same brochure you're sarcastically and very rudely telling people to carry around with them AT A CAMPSITE. The belittling attitude should have him embarrassed since the ONE SIGN he referenced is not only laying in the grass barely visible at the very end of a road, it s also not marked on the brochure he was harping about. Numerous other rules being broken include (but are not limited to); Dogs in the water, in pins, and running around without leashes, loud generators at tent sites, beer cans in the river, and people driving around back and forth without Richard feeling man enough to confront any of them I suppose. His actions verged on the end of threatening since he hastily exited his truck and started rummaging wildly through it while raising his voice for the very brochure he told me I should ve had despite it being his job . Calling Horizon RV Resort headquarters Tuesday about this experience as my family and I have been coming here for over 15 years, how embarrassing to see how far this campsite has fallen due to the staffs lack of civility with campers under new management. Walked into the front office first thing in the morning yesterday where a young lady at the front was in a yelling match with a very upset Hispanic woman. I can deal with jerry rigged facilities, inflated prices that are not reflected in the maintenance of the camp grounds, lack of supplies, and shrunken campsite areas, what I will not deal with is an aggressive, poorly home trained employee picking and choosing what rules he decides to impose while getting confrontational with a woman in front of a child. I am disheartened and quite frankly disgusted with the experience this trip left, I will never recommend this place to any of my friend or family that live in Texas. And just FYI, this place has been commercialized without any forethought for the campers, it s obvious profit was the only variable so just do your entire family a favor and don t.Edit in response to owner:This facility is a poorly maintained and staff are not receiving proper training due to third party upper management (Horizon RV Resorts/ Horizon Outdoor Hospitality). I don t want to hear the defense about enforcing policies when it s the Wild West everywhere else on the campgrounds as per my list of other broken rules that were not being addressed. Horizon RV clearly prioritizes profit, and on top of paying outrageous prices to stay at small dirty little lots the least you could do is have accommodating staff. The issue is lack of funding and disorganized upper management, so the answer is simple instead of leaving apologies on google, spend more money to fix the issues in these reviews and train your staff better or you will lose this resort when the recession hits. I m taking my friends else where for spring break and my family will not step foot back here.

The river is beautiful and the vibe is very chill. What s NOT chill is the staff at Leisure Camp Resort. We ve been here many times before and came today for the first time since Covid. The procedures have changes and we were confused. The young Hispanic woman at the window was kind, with great customer service and understanding. The old man with the mustache working the Hunts Pizza station inside was rude as hell. He threatens to kick me out for having the -*audacity-* to explain I was confused from a lack of signage and having been used to old procedures. He was a complete jerk. We were able to resolve issues with the girl at the window and join our friends, but from now on we will go to Son s Island across the street instead of to Leisure Camp RV resort like we ve done for YEARS. Customer service goes a long way, and this man ruined our perception of a place we have enjoyed coming for years.

Went and paid $15 per person for day use. Not worth $5. No shade. No picnic table. Had to drag everything about half a mile from car to the river. Maybe had 12 inches of space between us and other people. Stayed an hour and left. Too crowded and way over priced! Don t waste your money.

I reserved two primitive camping sites for a weekend trip with friends from our church's young adult group. We also rented out tubes for the day from their office. The staff here were very helpful in answering all our questions, and they were always quick to call us back. The facilities were clean, the location is great, and we had a blast tubing the river! Everyone kept pretty quiet during night hours, and the park is a lot of fun during the day. Would definitely stay again.

Our family goes every year for the last 15 years. This year was very disappointing. We reserved a cabin and the morning we got there its was pouring rain. We knew check in to the cabin wasn't until 3 pm (which is crazy) so we put our stuff on the porch of the cabin so our stuff wouldn't get wet. Well the staff made us move our stuff off the patio! I feel this is not how it should have been handled. It was very unprofessional, especially since we had paid for the cabin for 3 days. There is no harm for a customer to put there stuff on the patio especially if it's raining. I was so upset that they made our family do that. The staff was not friendly like years past. It felt like we were always being watched and having to walk on eggshells. Not a way to make guests feel.

every year we go the price is more expensive ... but the place has not improved at all! the bathrooms are a nightmare to use them, (they should build more) my sister came to visit for the day and paid $ 40 for 2 people very sad very demanding employees, supposedly you are going to spend a good time relaxing and free of stress.

Nice private resort on the San Marcos River. It sits directly across from Suns Island's day use area. They have a small pool which we used a lot due to the river being so swift with all the rain. The campsites were pretty tight. We felt like we were right on top of each other in the pull through spots.
