Our experience with Palm Harbor in Cleveland,Tx was a good one. I wanted to give a 4.8 rating but couldn t figure out how to do that. Sonya is so very helpful and put us at ease immediately. She sat us down and explained how the whole process worked before we even went out and looked at the homes. We really appreciated that. Jon was also very helpful when we had questions. Both were always available when we had queries. On closing day Tamera was very knowledgeable about everything we needed to sign. Looking forward to our home being completed and delivered. Everyone here at this location is great I personally worked with Molina she did good worked hard with finding a home to fit my needs and getting me approved. However I have to rate them a 3 due to the people they are partnered with first I bought a fleet wood home the home is nice yes but the contractor that installed and did the trim out did not do a very good job after giving me the run around on finishing my home in order to move in I was even hung up on by the contractor. Second they use 21st mortgage as a loan provider DO NOT ACCEPT these are the WORST people I have every dealt with in MY LIFE!!!!! I wish I would have read the reviews before accepting the loan!!!

I closed in June and we had a few hiccups. I won't lie and say that the process is seamless or quick but my little family will move into our home this weekend and I couldn't be happier. A huge shoutout to Jessica Amador who stepped in in the middle of my process and has been so helpful through the remainder. Thank you Jessica!

I had the pleasure of being attended by the sales manager, Melina. After shopping around for months and seeking the perfect home, this lady was the only one of all the locations I have been to that took the time to actually show me what my buying power was.It made me realize I have been running in circles and spending gas doing all these trips just looking around without truly knowing what I needed to be looking for. She came off very stern and that threw me off at first, but it was only throughout the whole process that I realized she was so serious because she genuinely cared about helping me out and LISTENING to what I needed.If you are looking to make a visit I highly recommend calling in advance to secure an appointment with Melina, it will be a home buying experience like no other. She got me a great approval and now I m just waiting for the delivery of my home. Very Excited!!!!

I don t know where to begin....buying a home should be a great experience...please before buying here do your research. They do not follow through on anything. We have now been in our home for 1 year, I can make a list of things, they haven't returned calls, or fixed. The setup was a nightMARE! PLEASE PEOPLE......TALK TO SOME BEFORE BUYING FROM THEM! I WAITED TO POST, THINKING THEY WOULD TAKE CARE OF THE STUFF THEY KNOW NEEDED TO BE FIXED ....BUT NO. WE EVEN CALLED THE GUY TO COME OUT AND TIGHTEN THE HOUSE UNDERNEATH SINCE ITS BEEN A YEAR AND THE HOUSE BEGINS TO SETTLE, NO CALL BACK. THIS CALL WAS BACK IN OCTOBER. CAMERA, TAMARA,CRYSTAL,AND TOM. .....WOW!WHAT A TEAM!Crystal, is now at Tomball office.....I can only hope the customers there are getting better treatment. I hope she is not having Thomas to set up customers homes! This was a horrible nightmare as well. I could go on and on. I just want people to understand you have people THAT'S only there for them selves, not for the customer...if you understand what I mean. They will sell you out to whomever to make a dollar. They don't care if that contractor is trying to get over on you!Please Please Please please don't get caught up in this bad experience. Do business somewhere else, they will treat you better. DO YOUR RESEARCH! I FOUND OUT THE HARD WAY!

Sales people are nice but product is cheap. After only 2 years flooring is showing wear in heavy traffic areas, not even a year later you can see how thin paint on outside is. Just cheapest materials they could find. Everything these days is made as cheaply as possible, I signed the loan in may but house was not ready to move into until July. During those first years I was working in Houston and away 6 days a week normally 10 or more hours a day, I had no time to be setting up appointments for someone to come paint. I did refer a relative to you because you do have the best warrenty and you have great service, you get 5 stars for that but materials drags down your review.

This has been the best second home buying experience for me and my wife that we have ever had. The honest approach that our sales rep "Billy" Bailey took was really refreshing and he will work with you to meet you home buying needs within his power to do so baring working with the factory. If you are a new home buyer you must be patience with them, unless your buying straight off the lot please be aware it takes time to get answers back from the factory due to manufacturing capabilities if you are wanting custom things done to you straight from the factory home. There was not at any point during our journey at buying our dream retirement home did we feel rushed or bullied to sign anything. Now if you are serious at buying a home you will need to put up some money "NOT a Down Payment" even though that will go towards your final down payment, but for the time it takes to do all the necessary paperwork in getting your home specked out and answers back from the factory for final pricing this money is needed to secure the proper paperwork, credit checks, and factory additions along with showing your serious about buying a home with Palm Harbor, let me make this clear the money in the end goes towards your down payment or if you back out is refunded to you!!! That being said the General Manager Jon Olson work along with his sales crew to see that your 100% satisfied with your experience and he will even step in if there are any difficulties involved during the home buying experience, but luckily that was not the case for me and my wife. Mr. Billy did a fantastic job at securing nearly everything we wanted in our custom home and believe me that man worked tirelessly on our home and even would give us the occasional call to keep us updated. Now to wrap up this review we did reach the finish line of the process of buying our new home and during that process you will have Tamera the Office Manager guide you through the last of the paperwork. Tamera is very knowledgeable and very perceptive when going over the paperwork with me and my wife. She even caught corrections that me and my wife missed lol, so if you have any questions she will either have the answer right then an there or get on the phone and will have it taken care of in a matter of minutes. So if you are shopping for a home from Palm Harbor the Cleveland Location is the best one around the greater Houston Area in comparison to the other locations we visited. They are very honest and tell you the facts instead of trying to rush you into signing on the dotted line so they are defiantly worth the trip! Thank You Billy, Jon, and Tamera for making our Retirement Home a Reality!

We just got our home delivered and it is beautiful! Our salesman was David and he was very nice and patient with us and all of our questions and concerns. He answered anything and everything we wanted to know. I liked that he showed us houses in our price range and was very knowledgeable about The company and the homes structural build. Jon the General Manager is awesome too! He always checked on us to make sure we were being helped and always greeted us with a smile! I recommend David Cuadros as a salesman he is great and listens to his customers needs and visions! Thanks again Palm harbor Cleveland Team for helping us find our Beautiful forever home!

Great people and love the vibe when you walk in the store. Everyone seems so nice. They showed me how the homes were built. I went in wanting the cheapest but bought something that would last instead. Camara the manager, will answer every question possible and even called the factory to see if we could make a change.

My husband and I came in with our baby girl! We were treated very rudely because we weren't buying that day or soon! The sales person that was helping us didn't want to show us anything because of it! Also she said she had to ask her boss if we can see anything since we weren't buying right now plus said also because people were stealing from them! She walked out to go ask and never came back! So we were left there sitting feeling like we were thiefs and like we shouldn't be there and want to look because we weren't buying that day or soon! We will never be back!

Jake Morrow is an Outstanding young Man who is endearing to the camera and really knows how to sell something. I could be a fabulous new home, or a picnic with a handicapped pig.Jake seems to have a vast knowledge of many things. Selling a Manufactured home, or catching turtles in a pond.I give Palm Harbor Homes a 5 Star rating.

So apparently you can t even look at houses here without running your credit, i m not gonna run my credit just to look at houses if I don t like a house I m not gonna get. They re like it s a soft pull it ll come off within so many months well that soft pull is still on my credit from last year, and it s showing as a hard inquiry. So I would be careful guys going here and do not run your credit if you re not ready to get a house before even looking at a house.

Today I had the pleasure of working with Ashley who made this stressful and boring process fun and a breeze! She s a funny person, who genuinely wants to help, and was very optimistic about getting us into the home of our dreams at a price we can afford. She answered all of my ridiculous questions (I had a ton as I ve never been through this) & made this experience so much better then it would ve been otherwise. Thank you for your hard work!!

My wife and I were recomended to Palm harbor saying there the top of the line . From the start to finish they are the worst company I have ever dealt with. They told me they had a open glass policy where we were deceived on numerous things. There contractor is a joke using inferior products and short cutting materials. The home itself was leveled and set up but within 2 months the trim started popping off from it settling and is undeveloped the first crew they sent for repairs half asked them so they sent another and he did great had to repair another of what the first crew screwed up. My floor is buckling and creekside only been in this home for less then a year. They said they only level them once all other places level the multiple times because they know it's going to settle so if you want to get deceived, lied to and ripped off they are a great place to go. And to let you know the location I went to was the one by Cleveland texas

This has been the best buying experience we have ever had. As first time home buyers they made everything go by so well and explained everything to us. We are so happy to be doing business with them. Compared to other mobile home places this one is the best! It feels like you are walking into a home not a mobile home and the warranty you can t find anywhere else! Definitely go by and see David!

Not only did we have a not so good experience. The person helping us was very degrading and rude. We weren t given a lot of options like it shows on the internet. A few we were shown weren t even put together so it was very hard to visualize because things were broken. We put money down to start the process, a check actually. We decided not to move forward and told the lady helping us we decided not to move forward. The next day they ran our credit again anyways and cashed our check which we still haven t received back after almost two weeks. They won t answer our calls or emails. Avoid at all cost

Had a great experience! David pulled out all the stops for us. At first we got denied by Clayton but we shopped around and found Palm Harbor. They worked with us and really knew what to do. They got us approved pretty fast and delivered our house extremely fast! David was on the ball the entire time, would highly recommend Palm Harbor to friends! Definitely had a wonderful experience !!

Bought home in December, when they delivered it they dropped my house on a stump and sent it through the floor, they fixed it a month later. When the repair guy came out they told me, they are repair crew not a maid service, so they may leave a mess?! My bathtub still doesn't work, they sent me a new cartridge to change myself, (which is why i bought that home)and sent me the wrong one. Had state inspector come out they did not install the vapor barrier correctly which has caused major erosion to my pad and a rush of water has come through knocked out some of the blocks under the home. They said they would come fix it and they are halfway there, but are contesting the rest of the project because of where my septic is...needless to say they had no problem taking our money, it was the fastest part of this whole process, everything else has been a fight. Buyer beware.

I can't say enough great things about this location. The sales associate and the general manager were so great. We dealt with David and let me tell you , PHENOMENAL!!!!! I came to palm harbor with very specific needs and they were all met to a T . I highly recommend dealing with this location. I promise you won't be disappointed. David was so knowledgeable about all of the floor plans and every question I threw at him. Being a first time buyer I had a very comfortable experience. I would absolutely buy from them again in the future!!!!

I'm so glad I decided to call before going to check out the homes here this weekend. Due to poor treatment at a different Palm Harbor location, I wanted to be prepared just in case. We may be be purchasing a mobile home this summer when we move. We haven't decided what route we are going yet as far as the home, so we wanted to take a look at the Palm Harbor homes. Basically get a ballpark idea on what we can get for how much we plan on spending. The person on the phone was quick to let me know that they aren't able to show us any homes. I'm not sure what this company's deal is on letting potential buyers take a physical look at their homes. Physically viewing something before making a purchase is necessary. If you read the company's responses on the (many) bad reviews left here on Google, they are very defensive and passive aggressive...watch, below they will demonstrate for me ...maybe they're on a high horse? Idk, I'll be taking my business elsewhere. This is just posted to hopefully help others who are in the market avoid going to a place that won't let you look at their product.

These guys definitely deserve more than 5 stars!!! Palm Harbor Homes in Cleveland made buying our first home absolutely wonderful and easy!! Camara and her crew was the best, she answered all of our questions with no hesitation and made us feel completely comfortable throughout the whole buying process. Not to mention their sales guy Jake is hilarious...check him out on their Facebook page. Thank you soooo much Palm Harbor, for helping us make buying our beautiful home possible!!!

Doug French was the best salesman and the rest of the team were super! We had looked at 3 other mobile home lots (including a different Palm Harbor) and Doug was by far much more attentive and showed that he really cared about making his customers happy. Thanks Doug!
