I highly recommend visiting this hotel. The rooms are all recently renovated beautifully and are clean and smell smoke free..This is one of the only remaining family friendly hotels with an outside pool. The entire staff is helpful, cordial, and go above and beyond to make sure you enjoy your stay. The location is perfect. Close enough to of the local attractions, but off the main highway so you re away from the traffic.

Over 1000% better than just a few years ago. The room was freshly painted, large 48" tv and clean. New beds, actually new everything. They've been working very hard to modernize this place up. I stayed 4 nights. Although I didn't have the free breakfast, there was coffee in the lobby at all times. During our stay, a brand new chair was delivered. The only negative to our stay was the bathroom. The space for the commode and stall shower was simply not enough. There was privacy, but the room itself was just not large enough. No matter, this was the only downside and the Inn still rates 5 stars. Located on Rt. 896, It's less than 2 minutes from Route 30 East, the main street for all commercial stores. All the shopping and resteraunts are literally within a 10 minute drive. Sight &Sound and the American Music Theatres as well as Dutch Wonderland amusement park.are also within the same 10 minute drive. I will definitely return.Nearby activities: Sight and Sound, American Music Theatre, Dutch Wonderland. Tanger Outlet Mall shopping.Food & drinks: Major chain resteraunts aew all within 10 minutes drive up and down Rt. 30 East.

NEVER BOOK HERE. If I could give No Stars I would. As a Veteran I request you find other accomodations never been treated so unfair and nasty in my life. I made a reservation through Priceline on a Friday to stay there starting the following Monday for 7 days. Paid by credit card and received a confirmation number and everything even had fund deducted from my account. On Monday at around Noon I called just to make sure everything was good to check in at 3 for me and my 11year old son. Person at the desk confirmed I had a reservation but said "I'm not going to honor your reservation since I feel they didn't charge enough." Left me and my little boy scurrying to try and find other accomodations. Almost had to sleep in the car our first night. Horrid customer service from guy who answered the phone. Horrible, rude, and ugly man. Totally arrogant and nasty. I suggest higher management speak to him about the vulgar and unjust ways he treats people as well as the hotel honor their arrangements through priceline when they are paid for and have confirmed reservations. Will never suggest to anyone coming to Lancaster you stay here. So much for serving and protecting people like this like I did absolutely no respect or integrity for honoring agreements.

Place was under total renovation...NO ONE EVER INFORMED US! Drove 5 hours to arrive at a work site. Hotel room window was broken and Saran wrapped. Boxes stacked around near room entry. A piece of equipment was left on to charge all night and continuously cycled on and off thru the night...couldn't even sleep. Management was rude and unapologetic. Refused to cancel our stay after the first night. We moved out but they still took two more nights of Choice points because they told us we reserved the room for three nights and we had to pay for all. Stay away from this place and these people. True disappointment.Safety: Broken windows, construction refuse abounds. New construction materials stacked everywhere.

The location is PERFECT. However there was no indication the hotel is under a complete renovation while booking. Toilets barley flushed, TVs didn t work despite asking for help twice. Showers were awful. We had to ask for towels multiple times. Our mini fridge stopped working on day 2 expiring the milk we had inside and when i told the manager he offered no solution. We stayed at this hotel 5 years ago and we had no issues we were extremely disappointed this time around.

The furniture is a bit dated but otherwise it's a pretty comfortable place to stay. The room is a pretty decent size and the beds have fuzzy blankets under the covers. I love that the bathroom has a heat lamp. The staff was very nice.

I was planning on staying here beginning of December. However, I ve read a couple reviews here and TripAdvisor about the owner not giving the room based off the price booked. I booked directly through Choice hotels at a rate of $52. The owner has responded twice here saying they aren t renting rooms for $50. Well, that s what s listed on your booking site.I wasn t taking the chance of getting there and not having a reservation. Especially since the owner directly states that he won t rent rooms at a certain price. Not only that but from the responses they don t seem like the type of business person I d like to deal with.If you don t want to rent your rooms at that rate, make sure they are changed. Is not the customers fault, it s yours!!

I had a reservation for two rooms that I booked on a discount site that they advertise with. I called the Inn to tell them we might be arriving a little late because it was dinner time and we had to stop to eat and we were still about an hour or two away. The man that answered the phone was rude and stated he was canceling my reservation because he didn't like the site I booked through. He refused to negotiate. The booking site called him several times also, and he would not honor the reservation that they had for over a week and could not decline the reservation when it was made. They are still advertising rooms for less than what I had paid for them. How do you treat people like that?

I had a reservation here that made through Price Line. They refused to honor the reservation the day of because they didn't like the price I paid. The man was very rude, accused me of using a fake website and refused to give me the room I paid for and said he was cancelling my reservation that I had for a week. I had 2 kids and an elderly mother and was far from home with no place to stay. It was ridiculous.

The room was filthy, the bathtub was stained black the place was disgusting. Breakfast was better than I thought possible with make your own waffles and such. Unfortunately the dining room carpet was overwhelmingly filthy with huge stains all over. The bathroom linen was old, rough and worn and they only give you one set of towels for two people unless requested. Bring your own toiletries, they don t give you much. The hotel staff didn t speak English or those who did you couldn t understand. I would NEVER go back.

I usually don t write bad reviews but this time I truly felt bamboozled so I felt compelled to. It s been over two weeks since I stayed at this motel, but I haven t stopped thinking about my experience since. First off, the reviews and pictures are very misleading. I was told they are under construction, but there was no excuse for the lack of cleanliness in our room. The carpet was damp, the room smelled so musty it was hard for me to fall asleep. There was an unknown brown liquid splattered on the wall. The shower floor was visibly dirty with a patched hole in the shower wall. Most of the outlets in the room didn t work. If I wasn t so exhausted after the wedding I was in that night I would have drove home and just ate the cost of the room to be honest. I just wanted to write this to warn people. They should not have a 4 star average.

First time here the hotel is under renovation due to the fact it's very old and outdated. The pillows are very thing the bed is stiff the plug situation in the room is not great and the ac in the room is awful it turns on for a hot 2 minutes then boom it shuts down I like to sleep cold. Hopefully when they are done with the renovations they will have this place looking good!

Renovations were being made to the exterior building where we stayed in room 201 ad reflected in our low rate of $70 for Saturday. The double bed room was clean with no microwave or coffee pot and the iron and ironing board included, free wifi. Outdoor pool 3'-5' deep. Pet friendly. Free continental breakfast in lobby. Good location away from Lincoln highway hustle and bustle near Amish, tourist attractions, outlet mall, etc.

Came to town for a wedding, & was very pleased with my stay at the mill stream country inn. The room was freshly renovated & clean , there was a new smart tv with Netflix & YouTube in the room to enjoy , the ac was great , great overall location very close to everything , beautiful scenic views in the backyard , you will see Amish horse and buggies passing on the street as well , it s a cool experience. They have many brochures and magazines with local things to do. The staff was very accommodating as we were late for breakfast and they still served us . Will go back if we are ever in town again .Food & drinks: Many restaurants nearby , we also ordered pizza & Uber eats . They came pretty fast . The free breakfast consisted of , tea , coffee , hard boil eggs, you can make your own waffles , cereal , and a variety of oatmeal !

Not very nice people. I prepaid for three nights through Priceline and they refused to let me in the door on a cold and rainy night in November right before Thanksgiving. They said I had not paid enough, and when I asked if I could pay the difference, they said no, go away, go talk to Priceline. I had to pay double and stay at the red roof inn. I have still not received a refund.

Rented a room through Priceline for $46.97 total including taxes . When I got there , they refused to honor my prepaid reservation ! Told me to call Priceline for a refund ! Owners then refused to answer the calls from Priceline personnel about the discrepancy ! Very dishonest owners , need to be sued , and have businesses license revoked ! I'm working that issue !!!!!

Absolutely fantastic little hotel. Found coming into Lancaster getting off the train and couldn t have found a better place. Homely clean spacious rooms and a lobby and free breakfast in a as country style diner all for a great price in Lancaster. Some of the friendliest staff I ve met and I worked quite a few hotels in the city myself. Just a gem out here. Anyone should visit this place if they re on their way to Lancaster.

FABULOUS! The rooms were clean & well maintained, including the bathroom. The pool was open, clean, and well maintained. Our room was easily accessible from the parking lot. The staff were friendly & accommodating. I saw no bugs, or any other bad things to concern anyone. The air conditioning worked well and was strong and easily adjustable (I would imagine the heat to be the same way). And, hey, the price can't be beat!! The location was nice, and many staples and sights were available within a short drive. Even the other guests were very friendly. It was quiet, even at night, except for the occasional horse & buggy passing by with a "clop-clop-clop" which just added to the "Amish atmosphere" surrounding the area. The breakfast area was clean & offered adequate choices (no scrambled eggs or sausage - but plenty of hard-boiled eggs of both white and brown to choose from), waffles, bananas, apples, juices, cereals, rounded out the choices. The ONLY thing that could remotely be considered a slight drawback (and it really wasn't) was that the shower pressure was a bit low, but acceptable, nonetheless. I wanted to leave this review earlier, but - well - life and all that. Me and my girlfriend had an enjoyable stay there. Many negative reviews here are not deserved. There was construction going on, but it was hardly noticeable and had no impact on our stay. We stayed there the first weekend of August '23. Thanks to the staff... and hey, don't be afraid to try the Masala Chai Tea for breakfast, it was a nice find for me. Thanks again to the staff, I do recommend this place. It's very quaint.

My boyfriend and I just stayed this weekend and even though they are redoing the rooms and painting around there it was very nice are room was clean no bad smell and no bed bugs we loved the location I sat outside watching the horse and buggys go by a wonderful stay and friendly staffNearby activities: Great location close to alot of things to do

This is an old fashion motel that is very clean and comfortable. Very reasonable price around $97 for a Saturday night stay. We had tickets to a concert at the American Music Theater that was only 5 minutes away. Very convenient to Route 30. The continental breakfast was very nice with a variety of juices, coffee, hot and cold cereal, waffles, fruit, etc. The manager was very helpful and attentive to guests' needs.

This is a much older property in the Ronks area. It is not being maintained. There is renovation planned but the whole place is just dark and disgusting. Carpet looks like it is from the 80s and also the decor. Our carpet had mysterious bleach spots in many places. Bathroom is tiny and looks last renovated in the 80s. Bedspreads reminded me of the 60's ripcord type and they were in a drab grey/brown color. Stairways maybe once had carpet but now have glue residue and rust. Everything has been let go here, including landscaping. Management makes no attempt to beautify this property. Would not stay again. There are so many choices in the area.

There is no elevator in the hotel even though I was told upgrades were done. The TV had to be turned on and shut off quickly multiple times in order to get any sound. I actually had to turn it on in the AM and mute it before I left in order to be sure there was sound at night. I had to walk through tons of cigarette and weed smoke in order to get to my room and if my door was open more than 30 seconds, the room smelled really bad. The carpeting on the stairs showed signs of mold from the leaks due to rain. The beds were clean but extremely uncomfortable. Lastly, the hotel provides a continental breakfast. I came downstairs yesterday to find out the hotel provides a very small selection of food for their guests. I will be finding a different hotel to stay in upon my next visit to Lancaster, PA.

Considering the the budget, good value.Staff was friendly and helpful.Rooms are a bit old but have a old time feel.
