Owners not the nicest from what I gather from tenants and theres very strict rules must be 55 or older but if I had to guess the owner and his wife arent even 55 but they run a tight ship always working on the place and making it look good it's quiet and the grass stays very green and cut... it's very pet friendly and has nice people staying there everyone waves at you and talks to you

This year was our fourth summer season at Down by The River Campground. We traveled across the country in our motorhome for five years. When we discovered this campground, we realized it offered everything we wanted, minus the standard headaches of often changing locations. Like everything in real estate, location is a key element. This beautifully manicured campground is nestled in a key tourist area, High Country, North Carolina. Within a short drive this campground offers visitors Blue Ridge Parkway drives, hiking with awesome views as well as many memorable township experiences. Camping at DBTR is a community like experience hosting friendly campers with common interests. As a 55+ community, the campground's seasonal residents welcome transient campers to join in on social activities while offering their knowledge and experiences of the surrounding natural beauty. A five-star rating for Down by The River Campground in the areas of maintenance, convenient location, mountain like temperatures and community camping. What else could you possible need?

We stayed at Down By The River Campground for a month in 2023 and really enjoyed the campground. Located directly on Linville River River. it offers spacious concrete pad, full hookup rv sites with great wifi service Very clean bathhouses and grounds. It is conveniently located near The Blue Ridge Parkway, Grandfather Mountain on Banner Elk. Highly recommended!

Nice campground with level concrete sites. Wifi was fairly good. Be aware that they don t want you to use your washer and dryer nor do they allow wifi boosters. I did use my winegard connect with Verizon. It s a good location away from the congestion.

This is an over 55 community, My dad camped with us , so there aren't kid amenities and that's ok. It is peaceful, clean, and the river is wonderful! The fireplace in the shelter is so relaxing with the sound of river. The dogs enjoyed walking and the little dog park. Level spots and a Great place to stay!

This is a great campground. Very fair price, very level concrete pads, asphalt drive, and quite. Very quick to reply management and manicured lawns. Wonderful river & small creek bordering the property. Very nice temperature the entire time the campground is open.Issues: VERY limited TV stations via antenna and NO cable hookup. The grass is mowed very often and you will be advise at check in to be ready to move your tow vehicle. The only other issue is the sometimes other campers who feel the need to burn leaves & rotten wood. They smoke up all surrounding campers.Washer and dryers are 1.50 each. Not too many people washing pet bedding which is nice.Clean bath house.

We have been enjoying our summers at Down by the River Campground for ten years. It's the best campground that we've ever stayed at.All the RV sites are paved, level and beautifully maintained. It's a happy place. Everyone is welcoming and friendly. Great place to walk your dog or ride your bike.The campground is conveniently located to many historic sites and the Blue Ridge Parkway.

We have been coming to Down By the River Campground for short visits for three years and last year decided to become seasonal campers from April to October and happy for it.There is so much to do in Western North Carolina. We make a small trip each day exploring the small cities, large mountains and great hiking trails plus festivals and events to choose from almost every weekend. And don't forget the mountain laurel and rhododendron displays in the spring and early summer and the indescribable beauty of the falls colors later in the year.Others choose to just sit in their rigs and enjoy the beauty of the campground itself with manicured sites, a huge, clean activity center, party inducing pavilion right on the river and take leisurely walks around the paved streets enjoying the lovely flowers so many sites display.The resort offers two buildings that provide clean restrooms with showers and laundry facilities.If you are looking for a place to stop and enjoy just for a weekend, a months stay or even the whole season, Down By the River offers everything you need in one of the cleanest and best kept campgrounds you will ever visit.

My husband and I have been seasonal campers for 5 years. We originally were weekend campers and loved it here so much that we decided to stay here seasonally. We fell in love with this campground because of the beautiful well maintained grounds and the very friendly people. The owners work very hard at keeping Down By the River Campground a great place to stay for a weekend, a week, a month or join us as seasonal campers. We promise you ll love it here !

My husband Ted and I absolutely love this awesome campground and look forward to our stays there at least twice a year. Kim is so accommodating and easy to work with, she is the sweetest gal. Impeccably clean grounds, baths, and sites. We travel from Florida to stay there. Nestled in the Blue Ridge Mountains and roughly a mile from the Blue Ridge Parkway you get the full on mountain getaway experience. We HIGHLY recommend this favorite place of ours!

This place is a gem. It is immaculate, very well maintained with concrete pads, concrete drives, a nice dog park, and the stream that encircles the park is an added bonus. Kim in the office was so nice and helpful with our after-hours arrival. Folks in the park were very nice too. Excellent internet and full hook ups as well. Highly recommend! And lots to see & do in the area, with good eats, grocery store, etc nearby.

My wife and I and our two boys stayed one night camping in a tent. The next day we hiked a nearby trail and explored the Linville caverns. We really liked "Down by the river campground". While it has mostly RV sites that are occupied by regular tenants, we felt at home in our tent (actually by the river). It was very quiet and peaceful. All the residents were very friendly and the staff were nice and very helpful. I will definitely return. All the sites are very level, the bathrooms and showers are very clean. We brought our dog, but did not use the fenced dog park area. Very nice, walkable campground.

Beautiful nested campground in the heart of Nc highlands. 2 minute drive from scenic blue ridge parkway and 10 minutes to grandfather mountain. The cleanest and best maintained campground in the area. Quiet with small river. Great for relaxation! Offers full hookups for all Rv sizes. 2 wellMaintained bath houses, Laundry, WiFi available.

I am a Cub Scout leader who was helping to plan a trip for our Pack to the mountains. We found this place and are lucky we did! The owners and staff were wonderful from the first phone call through the weekend. They brought us firewood and let us use their facility building during the downpours! A wonderful place and great staff! Would highly recommend.

After visiting all the campgrounds in the vicinity of the Blue Ridge Parkway, my husband and I chose DBR hands down! We enjoy a view of the Linville River and the cool mountain climate. As seasonals, we appreciate the beauty of the manicured grounds and colorful gardens throughout. DBR is a clean, friendly campground with everything we need for a great home away from home.

Spoke to the receptionist today (may 24, 2020) and she informed me that this is NOT a family campground as the sign says, but instead has transitioned to a " retirement campground" (her words) and that children are NOT ALLOWED. The numbers of full time/traveling families are increasing every year...so apparently this place doesn't want the business. I do encourage y'all to change your sign from family campground to 'Exclusive Retirement Community' so that everyone will know right off the bat that you are an exclusive club that doesn't allow families to camp!

Highly recommend this beautifully maintained super QUIET park. Many long term RV's but still some nightly spots available. Pretty landscaping, clean paved streets and sites, nice laundry and bathhouse with private hot showers, convenient location. The groundskeeper does an excellent job and obviously cares about his work. No cable.

Nicest, cleanest RV park I've seen in years. Place was crowded but we managed to get a last minute spot. It's mostly permanent residents 55+ so it comes with a few rules like no kids without adult supervision. Seemed OK though because we saw several families and no one gave them trouble. All the residents we saw were nice. I'll come back here anytime. Ask for a river side spot!

Very nice campground. Meticulously maintained. Lovely river. Many park models, so folks love it enough to stay for the whole season returning each year.

Campground clean and grounds pretty with flowers and lawn. Kim runs the front office ( owner? ) she seems to not be a people person. You do not get a feeling that your business is appreciated by her. When I stopped by office to buy quarters I told her our last day was the 30th did I need to check out with her? She simply said no. Very odd behavior in this type of business...this is a first for me since we started rving. Area is awesome will return but not to this park.

Very friendly managers. Campground well maintained. Only negative thing, (no cable) can!'t use washer/dryer, because they're on septic, and no washing of RV or vehicles. Other than that it's GREAT!

Owners are great people.All the seasonal people are nice and friendly.Camp ground and facilities is really clean.All sites are pull throughs.We liked it so much we bought a park model an signed up for the season.

Lovely campground! Even though it is primarily for the 55+ ground, everyone was friendly and kind toward my children. My only suggestion would be a sidewalk or path to allow people to cut through to the bath house would be very helpful.

1st time staying here. Actually still here. Arrived July 1st leave July 11th. Sites are awesome. Will fit any size rv. People around my site were many full timers here with mobile homes, some rvs, etc. All were super nice people. I was actually working on my 5th wheel underneath and heard a voice... Can I get anything for you. I said you talking to me? Yes.. I said no thanks I'm all set and he said just holler if you do. Wowzer. I can't say enough. You can't go wrong for sure..

My mother-in-law camped here for a month and loved it. The grounds are immaculate and bath house was very clean. Great folk who own & manage the Park.

We took our scouting group here and used their group site. We had an absolute blast! It was a wonderful location and so beautiful. Our families had so much fun. Great people to work with. We hope to return!
