I can t even begin to explain how amazing this place is. From the staff, to the bed, and the outdoor seating, where you can just enjoy a drink, to the little welcome cocktail they give you when you come in. They even make you a homemade breakfast in the morning. There s literally no place like this truly a hidden gem. Not to mention the shuttle is super convenient. I absolutely recommend staying here, I did not think that I would come here and want to come back considering I just booked it because it was close to the venue. I will absolutely be taking the trip back out here just to stay here and enjoy the towns.

This place is a hidden treasure! We had a spacious king room on the second floor. Parking was easy and the accommodations were cozy and very comfortable. The hostess was so friendly and helpful with local information and ideas for activities. She provided made to order omelets for breakfast that were perfect. Coffee, fruits, juices and plenty of fresh baked goods rounded out the superb breakfast experience. We didn t want to leave!

We had a great stay this weekend at Kenoza Lake View Manor. Wasn t sure what to expect as I booked this place somewhat randomly. Glad I did. Very quirky, unique place, owners were super sweet. Breakfast was homemade and delicious, room was very clean, nice bed. Family run which I really appreciate. They have obviously put a lot of heart and hard work into making this B & B special. Would def stay again.

Hotel is charming, as is America the owner. Breakfast was delicious. It was perfect for our overnight stay after the Bethel woods concert. We will definitely be back! I would suggest posting a recommended curfue of midnight for gathering in the common space. We had a lovely first floor room but were kept up until 2:30am due to people gathered in the common area.

We had a wonderful stay at Kenoza Lake View Manor and was warmly welcomed by America, the owner. Our room was very clean and the bed was very comfortable. It is truly a wonderful place to stay. We had a very nice conversation with the Owner while enjoying our plentiful breakfast. We look forward to going back again and bring friends to stay at this unique Manor and chatting with America again, who made sure everything was to our liking. I can t speak highly enough of our stay at this charming hotel.

We actually rented the room but could not stay due to family emergency . The owner she was very sweet and kind woman . I loved hearing her story of how she acquired the property . Very interesting woman and fully enjoyed chatting with her she left a good impression with me and my husband . We didn t end up spending the night though as we went out and was called home suddenly . This is why I rate a 3 star. I can t say how the rooms were for sleeping in all honesty . But owner gets a five star as a person

I totally recommend this place. The owner and her husband were very nice to us. The room was clean and breakfast was great. It's on older building (over 100 years old) and the owners are doing all the up-keep by themselves so folks should cut them some slack on the reviews. They were both very accommodating and I even got to practice some Spanish during our stay. We stayed in the winter and it was cozy and fun. Go there!

Well when we pulled in the place looked like a horror movie set for a public access show. The rooms were not that clean, the air conditioning unit was old. Bathroom was not clean. The bed seemed like it was very old and was uncomfortable. The owners are really trying and are very wonderful people who make you feel welcome. Paid 140 for one night, next time I will sleep in my truck.

This was a great little hotel and the owner was very sweet and kind. If you're looking for top of the line, high class this isn't the place but if you're looking for a nice quiet getaway near the woods this will be your place. That's a little old but still charming! The service is what is really great here!

Very nice and personal place thank you for housing the guests of the circus bus party bus. The family owners served us well and live here too, they also tended to all our needs and were very laid back but effecient. You can take a walk through the trails in the back or go upstairs and play pool darts or air hockey. Every room has microwave and fridge and free breakfast is great. Love this place. Bathroom with shower in every room even the ones that are not for sleeping! Awesome!

Lovely location and sweet hosts a kind couple with a son, who manages the front desk. Like us, most of the guests we met at breakfast were there in the Catskills to visit or pick up their kids at one of the nearby sleep-away camps. The property is well aged. Our rollaway rolled across the floor. But it is not haunted. Just authentic:) We d happily visit again, even without the sleep-away camp duties calling us there. Wish we d had more time to enjoy the bucolic two-person wooden swing in the front of the property (and snap some pix:)

Nice B&B close to Bethel Woods museum and Woodstock site. Somewhat run down. Needs a lot of fixing, inside and out. Does not look as fresh as the picture on their website. Owners are pleasant. Coffee at 7 and breakfast at 8 was a little late for me since I'm an early riser. Would help if coffee was available earlier. A little difficult to find. Google maps had us turning on a road that wasn't there. Would help if they had signs on the main highway to direct you to their location.

A totally wonderful experience. Very, very clean, comfortable and friendly. The hosts are very warm, inviting and accommodating. They treat you like family. And the breakfast is great as well. It s humble but very charming. This is our go to inn in the Catskills.

We booked one nite for a Thursday evening before memorial weekend. Place was awesome very quiet very clean and the staff were very nice and treated us like family. Breakfast was great. We were the only couple there before the mad memorial weekend rush. Everything was very clean. This place has a antiquated look and we will most definitely stay here again. Greatly recommended. The owners were so nice. We stayed in rm 9 on 2nd floor. Price was close to $124 /nite had a great time Thank you.

Stayed there twice, the 1st time about a year ago and the rooms were around $110 a night. Then stayed there recently where the same room was about $190. At $100 a night it beats sleeping in my car, but $190 a night is just plain crazy. This place is an old estate-type house that looks like it has seen a few incarnations. On the 2nd floor the hallways and floors in the rooms are all hardwood and they creek to beat the band. When people whisper in the hallway its heard in the rooms. When people come in later in the night their conversations on the first floor can be heard clear as day on the 2nd. The bathroom: Has some type of carpet that looks to be 30 years old- use your imagination The showers are cheap plastic/aluminum (?) inserts that are easily 20-30 years old. The ends of the shower spigots had pieces broken off that made them quite pointy. The rooms come with 2 rather flat pillows- 1 for each person. I don't know if they always charge this amount or that they up their prices because it is I think now the closest "hotel" to the Bethel Woods Performing Arts Center. We stayed here a 2nd time because we didn't want to drive 15-30 miles to a nicer. less expensive hotel late at night- but we won't again. It's a potential nice place, but would take a large financial investment to upgrade it. One nice thing they do have is that they have a large front yard between the house and the road, and both times we stayed there have been 3 fires going outside in the evening and its a really nice place to sit outside with a glass of wine. But honestly, that's not enough to make us come back.

Well, it was apparently a grand old hunting lodge in the 1920s. I suppose there may be lake views in the winter, but I doubt it. It is clean and well tended. Definitely add at least a star for breakfast. They put on a beautiful spread. If you're looking for a quiet time in the countryside, add another star. If the price seems a bit steep for a self-service third floor walk-up, find another solution. NOT A HANDICAPPED FRIENDLY BUILDING (and it would be very expensive to make it one).

Vintage charm in spades! America, the host, ensured that our needs were met. Our room was warm on a chilly night.

Conveniently located between Jeffersonville, Callicoon, and Bethel, but far enough from the road so it's quiet and peaceful. The host is also very, very friendly and accommodating.

They had my brother in here and they took excellent care of him - the only problem was with insurance coverage - and I think they could have worked harder to sort out the details and help save him money.
