This Roman-themed resort in the Catskill mountains is 9 miles from Bethel Woods Center for the Performing Arts and 19 miles from Monticello Raceway. The 1- and 2-bedroom suites are furnished with traditional decor and include Wi-Fi, TVs and coffeemakers, plus separate sitting areas. Some have wet bars. A dining room features wall murals and chandeliers, and there’s a garden cafe, a deli and an ice cream parlor; an 18-hole golf course offers a clubhouse with a seasonal restaurant. As the other than local reviews mention, super outdated and old. Floors squeak, bed squeaks, noisy in the timeshares, not a lot of amenities in the rooms. Booking put 3 rooms all together on the second floor in an noir building of rooms, I assume to make it easier on housekeeping, but rowdy kids in an old building is miserable. Didn t use the $50 or prison per meal option, didn t use any activities because they were all shut down or didn t look used enough. Location is remote, but beautiful area. Close to Woodstock, couple of other local towns. Will say the 2 stars came from the reasonable cleanliness of the rooms. This was a swap under Interval timeshares, if you re a member, would probably not recommend.

My husband & I have been visiting Villa Roma & staying in their Time Share units for the past several years. Their property is huge with an assortment of wildlife, their restaurants are extremely good as is their Skiing & entertainment is also good. Their housekeeping staff are good but this time in Feb 2024 we stayed for 3 weeks & Kristiana who was assigned to the building we were in is without a doubt the best housekeeper we ve had yet. We give her 5 stars for her friendliness, efficiency & knowledge. We ll definitely be going back again.

The rooms were outdated and run downed, leaky pipes, peeling wallpaper, room smells like a basement, we was also given a stained towel . We enjoyed the balcony tho . The game room swallows alot of your coins and its extremely expensive to play just one game . The ceiling in the jacuzzi room was leaking but we tried to enjoy it anyways since no one was there, including the pool. The girl who was the life guard started to rush us 15 minutes before the pool closed too which was annoying but whatever. . We wanted to enjoy the morning breakfast but we sat down for almost an hour for just some eggs and bacon so we just left and decided to eat out instead cus we was starving, It didnt make sense that we were waiting so long because there was only one other table there besides us.. it was my boyfriends and I anniversary so we tried to make the best of pur time here but there was no good food options, and there was nothing to do. we'll definitely never be back.Rooms: Worn down, smelly and outdated

My end of year family vacation was ruined at this place.I booked a vacation for 7 days through a timeshare. I had no choice other than stay at this resort . It is all the time share had to offer. Careful with time shares. I really don t understand how they call this place a resort. Everything is outdated. I believe it was build in the 50 s and never renovated. The room we stay smell mould. The heater blew mix of mould and dust. We were two adults and 3 children. 4 out of 5 of us started allergic reaction. Difficulties breathing. I booked a hotel in New York City because I knew the hotel is old and not taken care off. They would not be able to offer anything better. Out of the 7 days I only spent 3 days at this hotel. Our last night my kids were not feeling well. They could not sleep well. The check out time was at 10am. I could not get the kids out of bed on time. At 11:40am the house keeping knocked on the door and told us we had to leave as she was charging us late fee. I answered, yes e ears packing up. 3 minutes after 2 security guards showed up at the door to tell us we had to leave. It was intimidating. As we were putting the luggages together n the vehicle, the manager showed up with the two security guard on an intimidating behaviour. This is how my vacation ended up, ruined completely. Lots of allergies.Do yourself a favour, stay away from timeshare and Villa Roma Lodge Resort.

This resort was outdated and pretty not the cleanest. It is very quite though. They claimed to have activities open but they were only open for an hour or so. Though the skiing was amazing there. The instructors were amazing and i highly recommend the skiing. It was so much fun.Walkability: their is a shuttle serviceNoteworthy details: Skiing was amazing

This place is old and super outdated, and overpriced.When we came everything was closed he resturants, bolling alley, even the Starbucks. We were supposed to stay a whole week and we ended up leaving before our checkout date. The elevators had a stench, reminded me of the smell of the carpet at out local Chuck E' cheese. Save you money and go somewhere, this is an overpriced motel. There is nothing else around other than hiking trails.

My first time here and I must admit it's a winner. We had 79� weather in late October in the mountains. The food was delicious. We did 3 meals a day. The breakfast was a buffet but lunch and dinner were order from the menu.The wait staff went above and beyond the call of duty. It reminded me of being on a first class cruise. "Lito"....we loved you!My room needed some updates, but was comfortable. Last but not least, the entertainment was awesome. I laughed & smiled all weekend. It's a fabulous getaway and only 30 minutes from Woodstock. PEACERooms: The rooms we stayed in needed to be updated. But was very clean & comfortable. Nice size rooms.Safety: Very safe!Walkability: Plenty of walking but also accessible to the handicapped. They have elevators.Food & drinks: Delicious food offering a wide variety of food. Drinks are plentiful.Noteworthy details: A beautiful indoor pool and hot tub.Great entertainment everyday and evening. A large indoor game room too with corn hole tournaments.

Payed $2879 for the deluxe room cant even get food after 11pm REMIND YOU this is NEW YEARS! There should be food available after everyone getting drinking! Front desk after hours is very rude! Answering the call with an attitude! The parking is horrible! The food quality is horrible and the rooms are not the best for $2879 for 2 nights. I was expecting something way way better! This is unacceptable. Really need to work on your staff attitude and really need to open up AFTER HOURS RESTAURANT! But that dont matter anymore, rather spend my $3k some place else and avoid this location.

Phones, television, and room card don't work with no knowledge from staff when it will. The rooms don't even have a small refrigerator, iron, or coffee maker for its guests. The worst hotels I have visited had at least the bare minimum for comfort. Never again. You should be ashamed and offer your guests partial refunds.Safety: If there is an emergency, you have to use your own cell service if it works in this area. They have no working phones in the rooms to call for help or to get a shuttle to go to the main area.

Long-standing Catskills resort complex with both traditional hotel accommodations and timeshare units. We traded in on a timeshare exchange a couple weeks after the end of the busy season, so many of its seasonal facilities were shut down already for the winter. Those facilities which remained open were of high quality, though. We ate in two of the resort restaurants, which provided great meals at a reasonable price. It's only a few miles from the site of Woodstock, too, which is a great bonus. (That's practically the only thing it's close to -- its location is very remote.)However, there were a few things we found... troubling. You had to put down a $300 security deposit at check-in -- $900 if you wanted to charge meals and other sundries to your room. Unlike any other resort we've been to, we were required to initial a whole list of special conditions we agreed to abide by or face extra charges. The most unusual one of the lot was a requirement that we bag up our garbage every day for housekeeping to collect -- we were explicitly instructed that we were not to keep any garbage in the unit, on pain of what amounted to a fine. This made me wonder if they had had a vermin problem in the past.The accommodations themselves were quite nice, plenty of room and well-appointed, but were a little run down around the edges -- things like dripping faucets, damaged woodwork and poorly hung doors. The unit was oddly designed, almost as though an architect had simply made a few changes to a hotel floorplan to create the timeshare buildings; compared to the rest of the resort the timeshare felt almost like an afterthought.Still, we enjoyed our time there, and found it a good base for our explorations of local fall color.

UPDATED: My family decided to give this a second shot but it will be our last. We booked a 2-bed efficiency and it was absolutely filthy. One roll of toilet paper for six people; not enough towels; threadbare sheets and no comforters. We woke up on the second day with ants all over the kitchen, and it took about six hours for someone to come deal with it. This in addition to the same complaints from last year (below). It's such a bummer because it has the potential to be an amazing family spot!---My husband, 3 year old son, and sister came for Christmas weekend and first of all I ll say we had a blast and will likely return. There are so many activities available at any time of day - I honestly think this was the most fun my son has ever had. Every employee we met was friendly and helpful, especially our waiter Luiz and Mara at the front desk. The Christmas decorations and activities were so cute.That said, the quality of our room was pretty bad given what we paid peeling wallpaper held up with thumbtacks, water damage, cracked grout. There was no information in our room about what would be open and when, no menu for room service, no map. The pillows were barely there, and the toiletries were tiny. The TV is not a smart TV, which is something I d expect at this price point. General musty smell in the hallways.Also, we lost count of the things that were out of order. More than half of the games in the arcade were out of order and a lot of the games that did work didn t give out tickets. The elevator was out of order. The vending machines were out of order. The place just generally seems dated and like it s in desperate need of an update. The food wasn t anything to write home about and if we came back we d definitely explore restaurants close by if we were looking for something really great.That said - for me the pros outweighed the cons.Rooms: Filthy (see photos of walls), poorly appointed, bad temp control, antsNoteworthy details: In desperate need of an update

Overall this place needs some upgrades. I think they are trying to do too much and can't keep up with the maintenance. Facilities rundown, parking not great. The bar on the 2nd floor was nice.Rooms: Jacuzzi is made for Hobbits and there was no hot water coming out.Nearby activities: On-site activity facilities extremely run down and in need of upgrade. Bowling alley only had half the lanes in operation and they were charging $12 per person to bowl.Food & drinks: Main dining restaurant was closed for dinner due to over 400 teenagers being on site for school trip. A heads up would have been nice.

Let me start off by saying how kind the staff was, and that my experience was not reflective of the people doing the day-to-day hard-work -- as for the people who own this resort, let me tell you....You should absolutely be ashamed of yourselves for charging people over $500 for two weekend nights.We stayed there as we were attending a wedding nearby. When we arrived, we noticed the fancy statue outside and thought to ourselves "hmm...this looks nice." Then we walked inside.Our room looked like it was build in 1982 and hasn't been touched since. Our screen was falling out (and kept falling out). The outlets didn't work unless you had a light switch flipped on. The sheets were about as thin as the toilet paper, which was less than 1-ply, if that's somehow possible. The phone didn't work (we were told "the system is down") so we had to walk all the way down to the lodge to request a few more towels and an iron.I was hungry, so I decided to go find some food at one of the numerous restaurants the website boasted about. The deli was closed for the season. The cafe in the lobby was just closed? I found the main restaurant, picked up a menu, and walked up to the hostess to put in an order. "Sorry sir, our system is down." she said.I drove to the nearest town to get some food.We had a couple incidents involving wasps in our room.On the way to the rehearsal dinner, we found out our door wouldn't lock. We had to take our stuff back out and put it in the car. We went down to the lobby (phone still wasn't working) and told them. Upon arrival back to our room, a note had been written to come down to "pick up a set of hard keys" as the door was broken and the electronic card did not work.The next morning we went to breakfast and when we came back, found out the hard keys no longer worked as the electronics started working again in the door. We naturally didn't have the electronic keys but the nice woman cleaning the rooms let us in.On our way out the next morning after we packed, my wife reminded me we had to return the hard keys. I picked up the phone to call down to see if we could leave them in the room. It still wasn't working.This hotel would be okay if it was like $75 -- $90 a night. Otherwise, stay at an airbnb.

My stay at Villa Roma Resort was a one-star nightmare. The hospitality was abysmal, and the food barely saved the day. Most of the waiters at mealtime were beyond rude, their behavior was inappropriate and loud. Every meal felt like a race, with no time to enjoy. The lack of activities left me bored, and the entire place was a run-down, dirty, and moldy mess. Avoid at all costs.

Turned on jacuzzi and water went everywhere, toilet moved when I stood up or sat down, afraid it might fall off sprocket. Living room TV didn't work. First night had Ala Carter meal, which was great. Than a group came in and buffet style rest of week. Was promised the last two nights would be back to Ala carte, never happened. Busses need to be reapolstered. Staff were GREAT though, need to put some money into this place.

This place has everything you need right on the resort! Food and service are excellent! My only issue is the entire place needs an updated look and overhaul! The plumbing is old and needs fixing. The rooms are spacious but have an old out dated look to them. The food was good and there isn't a shortage of places to relax and have a drink or a cigar! A lot of things were closed and they only take cards/ room card..no cash! We had a great time and would recommend it...it has something for everyone of all ages! But like I said...they need to put money into the place and bring it up to date. Oh...and ask for a plastic cup...their glass cups weren't cleaned to good.Rooms: Need an update and the air-conditioned units are old and sound terrible. The carpet needs to be changed and shampooed more often.Nearby activities: The bowling alley only had 5 of the 8 lanes open. Short staffed! The vip line was closed and so were the go carts and bumper boats.Safety: There wasn't a life guard by the kids pool two days out of the 4 I was there. Floors are slipperyWalkability: If you have trouble walking...your going to have a hard time getting around. Everything is a distance and on un even ground

Service was excellent. Staff very accommodating. Waiters Mazara and Alfonso were on top of things. They couldn't have been better.Nearby activities: Enjoyed Movie, Excellent Entertainment, Bingo, Horse Racing and Left, Right, and Center.

Please don't waste your time or money visiting this place. I normally don't post negative reviews, but I feel like the lack of negative reviews allowed me to give this place the benefit of the doubt, which I should NOT have done. The rooms (both for sleep and throughout the "resort " are extremely outdated, dirty, and moldy. Most of the places at "the resort" were closed, although staff would advertise that they were open in the printed materials they give you upon entry, there was also only one place open that offered food and the quality was average with the price tag of a real restaurant. The waitresses and bartenders were really nice, though.Rooms: Extremely outdated furniture, bathrooms, carpets. There was a terribly moldy smell covered by a bleach smell which gave me headaches and a runny nose while I was in the room. The cleaning staff was very nice, however the top job cleaning for over 30 years is not going to cut it. This place needs a severe make over. We ended up leaving a day earlier than planned as we were so grossed out. I'm literally washing and drying everything now out of concern.Nearby activities: Just about everything at the "resort" was closed, although it was advertised as an open amenity. I'm not even talking about on the website, but in the papers that they provide you with at check-in. You would walk all the way over to an activity, and it was closed. Even in the local town, there wasn't much to do.Food & drinks: Again, at check-in, they provided you with a daily menu of offerings from the dining room for that week. Come to find out that the dining room was closed! This was especially tough on the elderly guests (whovh make up the clientele) that schlepped all the way to the dining room to find it closed. There were only vendor machines at the main building that did not have water at all. EVERY DAY, staff would reference Starbucks, which was closed daily. There was only one food place open (Garden cafe) with mediocre food at the prices of an actual restaurant. The waitress and the bartenders were very nice, though.

The absolute WORST checkin staff ever from someone that has traveled around the world with timeshares. I HATE when someone LIES to me. I was told the room was not ready when the keys were in the box ready and I had to wait till "4 p.m." It was 3.45 so I was told to sit for 15 minutes. For no reason! And sadly others were being checked in while I sat. It was hit and miss depending I guess how the staff liked you. When I sat down another lady saw me and helped and gave me the keys. The First Lady, obviously embarrassed, tried to stop her from giving me the keys and said the room was not ready ...... the room was ready and had been ready from earlier in the afternoon! The resort was empty during October. terrible terrible. Be honest, do not lie to me! Not a good memory!

First time staying here, and certainly will be my last. Where do I start. Timeshare unit is old and needs a major update. Room has 2 beds, small fridge, and a bathroom. Not even a microwave. Bathroom, water in the sink dribbles out and is beyond useless, even when both hot and cold faucets are turned fully on. Toilet is loose and wobbles. Brought this up to the folks in charge, nothing was done. Main resort building, looks nice when you walk in. Started walking around to explore, and everywhere has a funky, musty, old disgusting smell. Poked my head into the main dining room, same disgusting awful smell. Will not even attempt the food here because no way I am sitting breathing in that stench while I eat. Stepped into the club/bar Marty's. Yup same gross smell. Activity area and game room, everything is so old and run down. The guy that built this place is surely turning in his grave seeing how this place is.I guess this place is ok if you have kids since there are activities to do, and kids probably don't care about the smells and condition of everything. If you are looking for a quiet getaway, steer far from this place. There are loud obnoxious kids everywhere!! The animals upstairs from us are running and jumping all hours like complete lunatics. Great parenting!!! My kids would never, EVER have been allowed to act that way!I'd be 99.9% sure the positive reviews here are fake. Take that how you will, but this place overall is a dump.Rooms: Old, outdatedSafety: Not sure, don't recall having seen any security.Walkability: Very hilly, but they do have shuttles to move you around if you so chooseFood & drinks: Can't comment because the dining rooms stink horribly!Noteworthy details: Old. Smelly. Noisy. Not the place for a relaxing vacation.

Our stay was great. I've been on numerous cruises and the food here is excellent in comparison, never had better. Our waiters Maza and Alfonso could not have been more attentive to whatever we needed..we will be back..The guests here are Priority..Thank you..

Everything was falling apart. The wifi didn't work until we called them a third time, and everything felt extremely cheap for being so expensive. The toilet paper was one-ply for Christ's sake! The arcade coin machine was broken, the go kart man just didn't show up until we went to the front desk and had him paged, and the pool paint was peeling. We had a good time despite the facilities, not because of them.Nearby activities: There isn't a lot in this area. Mostly plan on being in the resort unless you want to drive a couple hours.

Great activities for adults & children alike, fun meal plan, top service, nightly entertainment, & beautiful surroundings.It was a Cruise Ship on land (I loved it)!If you like betting money, there were Turtle races, Bingo, and the Left/Center/Right Dice game to win cash prizes.We rented a one-bedroom apartment. Standard Hotel rooms also available.We're already planning our return trip!

Went with sister and her husband for a week using their timeshare. Thank goodness our major purpose didn't revolve around the amenities they are supposed to have because most were closed. The pictures online and the website description paint a much different picture than we experienced. The building where the bowling alley and gym are smelled moldy and musty.Had to leave it quickly due to allergies. The indoor game area in main building could use some cleaning up and maintenance. As for the rooms we had, very dated. A new coat of paint would go a long way to improving this place. We had to ask for simple things that should have been in a place with a kitchen...dish towels and pot holders. We ate at the Garden Cafe and the food and service were good. The employees here were very nice and working very hard. We decided to leave early as some guests showed up on Thursday night in the rooms above us and were up all night long. Sounded like a herd of elephants in the room. Sister called security and that did nothing. Don't understand why people think they can act like this at hotels and condos. There are other people staying there.Would not go back. Suggest those going call to make sure the amenities are operating and restaurants at full service levels.

I had a limited experience and, this place is dated. Things cracked, weird smells, lack of general care for appearances yet alone any functionality. But, take the fact that the paint in the pools and hot tub are literally peeling under your feet, the atmosphere is intoxicating. Happy upbeat entertainers with a happy drunk (some fairly high) crowd just wanting a good time.
