We came for a long term stay and ended up purchasing a lease. We absolutely love the quiet and the people. Very welcoming.It is an over 55 park. Dogs are welcomed but call to check the leash requirement .There is R.O. water throughout the park. Soft water in a hard water area. There is an oder at night when the oil wells release methane gas. We are in oil country.UPS and FedEx delivery but to receive mail, you go to the local post office and have it sent general delivery unless you lease a lot.There is a nice laundry but there is not public showers.Propane delivered once a month.There are two mobile RV repair services in the area

I am so sorry a few have had a less than enjoyable experience at the park. As with most communities, there are a few who are not very pleasant. However, the majority of the residents here are very friendly and welcoming. I hope you give us another chance. The board changes annually and we have new office management since the rough encounters occurred.

We used The Ranch as a place to stay while we went to Carlsbad Caverns. In our week there we came across the friendliest people we have met thus far on the road. They were very kind to our toddler, so I would definitely feel comfortable bringing a child here (they likely won't find any others, though)! Laundry facilities were clean and efficient. Great stargazing.

If I could give zero stars, I surely would. I had been in contact with whom ever is in the office 3 times in two days. I purchased the Escapees membership just to stay at this park as we planned to be there long term. During my phone call, I specifically asked if children are allowed. She replied, yes! as long as they are supervised and not roaming alone. I then called to confirm that they had boat storage. I arrived yesterday evening, the president was going to check us in. When he realized we had kids, he told us they do not welcome children and that this is for folks 55 and over. I know he could clearly tell my husband and I were no where near 55 as we aren't even out of our 20's yet. We obviously just left. No where in the park or on their website does it say that it is 55 and over. And, when you enter it say children at play! Guess they meant "elderly at play". Do not even bother!

Worst SKP experience. As a full timer, I've stayed at numerous parks, and 4 SKP Co-op parks over the last year on a short term basis, and this was by far the most unfriendly group of people I've encountered. I'm not sure if they don't like guests or dogs, but regardless... We have 2 golden-doodles that are very well trained (one is a service dog) but we had 3 terrible experiences in our 6 day stay.1. When we first arrived, we were scolded by our neighbors for not having our dog on a leash. We had just parked the 5th wheel and were moving the dogs from the truck to the RV...all of about 10 feet.2. Day 2, we were walking the dogs (on leash) and decided to check out the facilities. My wife waited with the dogs outside the club house while I peeked inside. She was informed that the dogs weren't allowed "near" the clubhouse. No idea what near meant, but the next day I saw 2 lady's having cocktails while sitting on the club house porch with their dogs.3. Day 5, walking my dogs along the back side of the property, a guy came storming out of the RV screaming "pick up your f@@@ing dog s@@t!". I don't know if the guy was crazy or what, but my dog had just pooped and the bag with the poop was sitting on the side of the path not 2 feet away from me., so I could grab it on my way back. - For park management - this guy looked to be coming out of site 114 and was highly aggressive. The use of such language was very offensive.Needless to say, we will not be coming back and I will recommend to all those I meet to stay far away!

I was sorry to read the bad review below because the SKP Ranch has been a wonderful home for my husband and I for the past 30 years. It's basically a private park for adults but they don't restrict children. It's a lovely, peaceful home base for full time RVrs..... mainly retires.

Only our 2nd Escapee (SKP) park after Livingston but we are enjoying it very much. Great warm, dry climate in the Chihuahuan desert. Facilities are first rate and FHU site can be rented for $60 per week + electric with SKP membership. Friendly too!

Friendliest campground we've ever been and the wifi actually works! We'll definitely return here again.
