10/10 do NOT recommend! It was a hassle to check in when we arrived. We were tired after over 3 hours in the car with our toddler. The walls are paper thin and you could hear everything. They are doing construction and we were rudely awakened before 7 am by loud banging. They advertise free breakfast yet I tried 3 times during the posted hours an the breakfast rom was locked tight. I called twice and left a voicemail. No response. The room was very small and our view was a big dumpster for construction. The lake is pretty though. Don t waste your time or money!

Location is not bad. Rooms are small, bare-bones, but clean enough, especially for the price. No closet or even a coat hanger in our room. Floors are very creaky, I'd hate to be on the lower floor under my room. No elevator or lift. Plenty of parking. If you are used to value/budget accommodations you'll be fine here. If you are expecting a Quality Inn or equivalent chain experience you're going to be upset.Rooms: Room is very small, but mostly clean. There were no cups provided in the room but some small soaps and shampoos as well as rough showers. The heater works fine. The mini fridge hadn't been defrosted correctly and was full of melted ice. Furniture is very minimal.Nearby activities: Lots of nearby activities year-round. Great location.Walkability: Not great walkability. Shops and businesses are strung out on a long highway running alongside the lake.

It was actually a horrible experience we booked two queen beds. They had an issue and apparently sprinklers went off which happens but they ended up giving me a room with two smaller beds and charged me the full price for my queen beds room! then we spent all night, listening to one of the tenants friends, who continued to move a camper in the parking lot until 2:30 in the morning every 20 minutes or a good experience for the 4 of us and because we we re taking advantage of and paid for a bigger room and ended up with a smaller room with no compensation. We will never return there again.

We traveled 800 miles to this location. Selected a premium room, for an additional charge, which was advertised as having a lake view. Needless to say, there was no lake view - completely blocked by trees. The two cloth chairs were tacky to the touch. There were dirty socks on the floor when we entered There was no chain or other locking mechanism other than door handle. Two holes in the ceiling - one was unfinished drywall, the other, untouched. The property had mattresses stored on the walkways, welcome mats were strewn in the parking lot. The common area balcony was infested with spiders. It is impossible to fully express my overall displeasure with this room.

We enjoyed our stay here. The owners were very accommodating and allowed us to check in nearly two hours early with a heads-up phone call. Our room was small but clean. Fantastic view. The staff was friendly and helpful. The AC unit looked new and worked well. My sister stayed in the next room with her hubby and while I had a fridge, they did not. If you want one in your room, bring it up. They put out breakfast sandwiches that were fine and the coffee was also very good. With tax we paid less than $200. If you just want an economical and clean place to stay, this is it.

Front desk people were friendly, a/c worked great, but for the money spent on one night at this place, you'd think it would be a little better kept. A very poorly patched, water-damaged ceiling with TAPE falling from the ceiling (pics). Baseboard falling off the wall. Could literally see daylight under the door. Two guests in the room; given two towels but only ONE washcloth. Not to mention the towels were clearly brand new which would be a plus, but there's no way they had been washed first because they were very rough with fold marks and we both had LINT all over us after using them! Pretty disappointed for over $200 a night!

We made reservations months ago. We were never notified ownership had changed. We checked in, got to our room and noticed it smelled damp and moldy. We discovered this was due to the water damaged ceilings - especially where there was BLACK MOLD growing!! Called the front desk to ask if they were aware of this issue - they said YES! I feel sorry for anyone who gets put in that room and doesn't request to be moved. They would no doubt wake up feeling sick! We were given a different room but overall, the building is in very rough shape and the new owners have a lot of work to do. Best business practice would have been for them to close off/not reserve the rooms that were damaged to the point no one should stay in them - contact people with reservations and give them the option to move their booking, or cancel. This place could be cute but it's a long way from it now.Rooms: walls and ceilings are cracked or falling apart.Safety: the mold issue in at least one of the rooms is a serious health hazard.

The location and view were great. The service/ attentiveness was very good. The breakfast was good. There was a little more available but it's always nice to have the make your own waffles and coffee available. There was one large table to eat at inside and a few smaller ones around the balconies. The man from the desk kept the coffee area and the cereal, bread etcetera stocked. Signs mentioned vending machines and board games but none were seen. Our bathroom appeared to be clean. The floor around d the beds did not. Because I attempted a little stretching and playing matchbox with my little boy, I was able to notice the things that had not been vacuumed under one bed and the night stand. The other bed was enclosed around the bottom. I did not speak up and report at the desk. We had lake access and that was awesome.Nearby activities: We enjoyed pirates cove mini golf nearbyAlso Tanger outletFood & drinks: We enjoyed unos pizzeria nearbyAlso lakeside pizza, roast beef and seafood

Do not waste your time or money to stay here, even for the location!!We booked this room 8 months out and were never notified that the property had been sold recently. Our room smelled like an old ashtray and had a dusty, broken air conditioner unit. The bed was hard enough to feel the springs through and the pillows were awful. The innkeeper offered me a bottle of air freshener "to help" with the smell of crusty cigarettes. After we came back from our night out, we discovered that our shower (which had hair and dirt on the walls) did not work.It took 4 calls over an hour period for the innkeeper to even pick up the phone so we could talk to him to share the issue with our bathroom. They did not offer us another room or to fix the shower so we left in the middle of the night to find another place to stay.Seems like this used to be a good little Inn along the lake (which was why we booked it for a summer get away) but recently took a sharp turn for the worse after it was sold. Also, the original price for our room was about $225+fees/night and now it's being sold at $165. Totally suspect.This was an all around terrible experience and poorly managed property which is really too bad because the view was beautiful. I would not recommend it unless the new owners put in some serious work and TLC to the property and their service.Rooms: Broken AC, bugs everywhere, horrible bed and broken shower.

Stayed here for a night for a concert on a nearby venue, ran into some traffic but still made it in time for the listed check in time, as we got there front desk told us the room was not ready but let us check in anyway, just asked to come in 30 minutes so they could clean the place. Me and my boyfriend waited said thirty minutes, when I went upstairs, which looked like they were about to fall apart, and checked the room it was still a mess.Went back to the front desk to ask why was it taking so long and had to call the number to speak with anyone and then was told it would take another 20 minutes for the room to be done, making us late for the concert. The room smelled strongly of cleaning products as we got in there and the housekeeper had to come back to give us towels, that me and my boyfriend found out were 4 hand towels when we got back in the middle of the night.And had a very flimsy lock on a door with no handles that linked both of the rooms. Did not feel safe at all.Absolutely not worth the money spent.

This hotel should be shut down! There are dirty mattresses all over the property. First room they gave me had dirty sheets, second room they gave me was still dirty from the people the night before and third room smelled like cigarettes and had burn marks on the comforters. Ended up getting dressed for a wedding and then leaving and not even staying because it was so bad. Do not stay here!!

Don t book here. None of the pictures online showed the room I was unfortunately placed in Room 306. Immediately upon opening the room it smelled of Marijuana. The smell was unbearable. The bed sheets were stained with yellow and blood spots. The room itself was very small, but that didn t matter at this point. The only positive in this experience was that they gave me a refund. It seemed they were accustomed to this type of complaint.

My husband booked this in January. The photos showed not what was seen we arrived the first day. The place was run down. We found out that the place was sold 28 days ago and no one notified my husband. The complimentary breakfast consist of fruity pebbles,pre packaged frozen breakfast sandwiches,make your own waffles, make your own coffee. The place needs to be renovated. Never again. I don't mind making my own stuff but my husband was furious. Come to relax not work.

Upon entering the room it smelled very strongly of disinfectant, apparently the cleaning person had spilled the cleaner on the rid as there was a wet spot. They say it s been remolded but they don t say it s bare minimum remolded. The table, chairs (all of them) and microwave were very old. The newer furniture was ok but cheap. The bathroom sink was tiny and the tub disgusting. The kitchenette had a new sink and counter but the builders don t know how to cut so the countertop moved and got caught up on the bathroom door so I got stuck in there twice. The cupboards are very old and gross. The pictures on the web sight look nice, of course, but don t be fooled by them. The two things that were nice is the bed was comfortable and there was a nice view of the lake.

We stayed here last night on 4/19/2023.Pros- basic room, suitable for a night's sleep.Cons- No hot water and a strange man sleeping in the hallway snoring at 630 AM this morning. Weird. We packed our stuff and didn't partake in the continental breakfast as it was cereal and a half gallon of open milk in the fridge that was due to expire soon.When we asked for a place to eat, they told us they had recently bought the inn and pointed us to a map.Overall, we got what we paid for, but some bugs need to be worked out to make this gem successful.

Very sweet people. Room was clean. Beds comfy, with comfortable comforter & pillows. You can hear the traffic, but it's not much louder than the a/c or heat w/ the TV on. Grab & go breakfast, juice, fruit. w/ snacks out if you get hungry & you forgot chips. Microwave & fridge with cube freezer. You get Much more for your buck. Plus, they accept pets in some rooms. Was absolutely the best in the Tilton/Laconia area. At least for me.

Location is great for hiking and kayaking in Squam lake area. Rooms are tiny, miss furniture such as 2 bedside tables, a place to hang clothes, screens on windows. The shower stoll is for a child size. Air-condition is ok , nicrowave and fridge work. wi fi very slow. Couldn't find any service personnel in the day time to get toilet paper or extra towels .. we stayed a few nights.The place is moderately clean.Expect road noise, it's on a main road.

Let s see. Outside is run down. The emergency deck people are going to fall off and hurt them selfs. The beds are so cheap You can feel the springs and are for children not adults. The ac unit was full of dust. Needed cleaning. The breakfast look like a joke. Bathroom was dirty had hair on the shower stall. Nice location across from the water. But over all Very poor quality Inn. Needs Updating in a Bad way. Also no handicap accessible rooms. But they have a Handicap ramp. Huge hole in the screen

Perfect place for a short getaway with my pup. Being able to bring my dog was a plus for sure. The room had the basic necessities and a powerful AC. If I come back I would just bring an extra blanket, we ended up turning off the AC at night. There was a really nice breakfast spread and coffee, water and snacks available all day any time. The woman who checked us in was super sweet and told us about the private beach across the street. Would definitely recommend for a cost effective, nice, cozy getaway.

Such a cute place with friendly staff! The couple in the office were very welcoming and they set up a nice beverage/ snack area and breakfast items in the morning. The area was quiet when we stayed but we only stayed for one weekday night so I'm not sure how it would be during peak summer days as it is next to a busy road. Plenty of seating outside with a nice view of the lake across the street. We didn't go over and check it out so I'm not sure about swimming. The room wasn't perfect (splintering wood by the shower with wood pieces on the floor and a stain on the comforter) but overall fine and comfortable. I would stay here again!

If you book through third party app tell them and if you paid through site also tell them. They did charge my husband but then a super duper helpful lady reversed it no problem. They have nice breakfast of fresh donuts, danish, bagels, English muffins, fruit, yogurt, cereal. There is also a snack area with coffees and water stocked up with chips and candies available outside of breakfast hours. It really felt a lot more like staying with friends once we got the check in over with. They were also super kind to my children. Views are nice. Room clean. Sufficient smoke and carbon monoxide detectors. Felt very safe.

DO NOT STAY HERE!!!!! We checked in and they were extremely rude. Then we went into the room and we pulled back the covers and we find the picture that you see there!!!! To me it looks like the carcass of a dead mouse. Idk but I don t want to find out. Then the shower is not even big enough for 1 person. Not even joking. THEN MY FIANCE HAD JUST GOTTEN OUT OF THE SHOWER AND THE GUY WHO RUNS THE FRONT DESK USED HIS KEY CARD AND CAME INTO OUR ROOM WITHOUT EVEN KNOCKING OR ANYTHING. I told him to GET OUT!!!!!!! I called Expedia and they refunded me 90% of my money as we had stayed there 1 night. We checked out immediately. Worst stay I have ever had in my life. DO NOT STAY HERE. AWFUL AWFUL AWFUL!!!!!

Great place, not such a great panorama. Booked my room at absolutely the last minute, and the staff was nice enough to message me to ensure I would make it before the office closed!Once on site, staff was very friendly and helpful! Room was perfect for what I needed. Clean bed, standing shower, working AC. Price was very reasonable for a touristy area. If you're staying for more than a night, definitely take advantage of the beach access and other amenities they offer!
