Informal B&B with charming rooms, some with lake views, plus free use of bikes, row boats & kayaks. Set on a forested rural road across from Kezar Lake, this relaxed B&B is off I-89, an 8-minute walk from Wadleigh State Park and 13 miles form Mount Kearsarge. The charming rooms with country-style decor feature wood furnishings and en suite bathrooms, some with whirlpool tubs. Many rooms have lake views and/or 4-poster beds. Suites add sitting areas with sofabeds. Amenities include full breakfast served in a refined dining room, plus sitting areas and a porch. Bikes, kayaks and canoes, as well as row boats and sailboats are available at no charge.

We stayed at the Follansbee Inn for a night after a day of skiing at Mount Sunapee. It was about a 30 min drive from Mt Sunapee. We were warmly greeted, given a tour, and shown our room, which was the Janet. The room had a large adjoining bathroom with a shower attached to a bathtub. The room was nicely decorated and clean. The bed was very comfortable and cozy with plenty of blankets. There was plenty of common space with a large assortment of games. There was a bar area with multiple glass choices, refrigerator space, etc. There was a fireplace in each of the common rooms with ample seating. There were also large candy dishes with a variety of chocolates to choose from as you like. Breakfast is from 8-9 am and buffet style. It was delicious. There were the most amazing cheesy grits, ham, and blueberry waffles served with NH Maple Syrup. They also have homemade granola, fresh squeezed orange juice and apple cider, and a full assortment of coffees, teas, and hot chocolate.

Needed a cozy inn for our 1st trip to New Hampshire and boy did we luck out with the help of online reviews. Dennis, Kendal & Brittany were fantastic. Rooms are extremely clean , shared areas such as sitting room, library and den are coDay and perfect for a chilly winter night. Fireplaces were burning, couches were comfy and relaxation were king. Just what we were looking for after the busy Christmas holiday.Noteworthy details: Antiques, scenery, hospitality

This was our second time staying at the Inn and we had such a wonderful time! Our bed was super comfortable, breakfast was amazing, and we met some great people and even made some new friends! Loved going out on the boats and taking walks around the lake. So relaxing and lovely views!Nearby activities: Great hiking nearby!Food & drinks: Denis makes the most amazing breakfast every morning!

Follansbee is a wonderful spot and Denis is a great host! We booked the entire inn for the wedding party for my sister's wedding. The rooms themselves are great with a variety of bed options, each a bit unique. The breakfast is amazing - over the 3 days we had monkey bread, perfect layered biscuits, hash with poached eggs, blueberry waffles with NH maple syrup, cheese grits, and more. Each breakfast was prepared with vegetarian, gluten free, and vegan options as needed for our group. In the common lounge area, Follansbee has a wet bar area that guests can stock - fridge space, a sink, an ice machine, and a great selection of glasses. This was perfect for our group as we could gather after each night's formal wedding activities. I only wish I had more time to take advantage of all the activities Follansbee offers!

Clean, quiet and many amenities. Bowls of chocolates in the common areas, large assortment of barware, cooler for food or beverages, games and plenty of space. in doors and out. The dock had kayaks, which we used to paddle out to the island in Kezar Lake, plenty of seating for relaxing. Breakfasts were delicious home cooked meals and the dogs were friendly and adorable. We were given an unexpected upgrade to a lake view room, just out of Denis' generosity. You won't regret a stay at Follansbee Inn!

Stayed here two nights for a large Family Reunion and had the best experience! We booked the entire house and had lots to do. They have plenty of water activities and outdoor activities that everyone could enjoy. Breakfast was OUTSTANDING! I especially enjoyed the blueberry waffles, so light and airy. The owner was kind and hospitable setting his place apart from others by having small conveniences such as make up wipes in the rooms, feminine products in the restrooms and bug spray and SPF by the front door. The rooms were beautiful and are all uniquely decorated. If I had to critique something it would be that there was a strange almost fish like smell in the closet of the room we were staying in. We had turned off our AC and sometime humidity brings out funny smells It went away as the night rolled in. But honestly... that's it! It was well worth every penny and then some!!!! All of us are already talking about when we are going to go back.

What a special place this is!! So charming, cozy and a throwback to gentler times. We stayed eight days, and wished we could have stayed longer!! The innkeeper, Denis, and his staff were very attentive and served the most fabulous breakfasts - different every day , and dogs Angel and Gracie were also there to greet us. The porch and living room(s) and bar area provided a great space to gather and mingle, and we have a lot of nice memories hanging out there with other guests. There are also a lot of available activities a few steps from the Inn (on the lake)- with complimentary kayaks, canoes, paddle boards, bicycles, Hammock and lounge chairs. The rooms are all different, and although there are no televisions, we did not miss them at all. We can t wait to return next year

I always enjoy coming back to the Follansbee Inn, not only is it rite on the lake and in a nice quiet setting but Dennis and his cooking skills are out of this world!! This man truly deserves his own TV show, can call it" Cooking With Dennis" on the food channel. I cook myself, it takes a lot to impress me, these homade breakfasts this man makes is by far the absolute best breakfast anyone could ever ask for, not to mention the time he puts into the preparation to make these breakfasts a 1 of a kind foe his guests!! Absolutely amazing place to come, relax by the water, take a walk around the lake or simply sit by the fire and talk to other guests, the Follansbee Inn is a must try.

What a fabulous place! This is my third stay, and it keeps getting better. Dennis is a wonderful innkeeper. Some rooms are small: but be sure to book directly from his website. You get the best rate that way. Breakfast to die for. Angel and Grace, the two Aussie Shepherds, love to keep you company in the lovely sitting rooms. Walk around the lake to borrow one of Dennis' bikes. Can't recommend this place enough. No TV's, but you won't miss them!Coming back again soon!

Innkeeper-Owner Denis provided us with the most wonderful 2-day getaway! A+ in EVERY way. Gorgeous grounds, a cozy and lovely-decorated room overlooking the lake, beautiful artwork everywhere, two of the most delicious breakfasts I've ever had. We had fun kayaking on the pristine lake within a minute's walking distance. Much time was spent in comfy lounge chairs at lakefront with loon calls from across the water. The inn's atmosphere is gracious but not stuffy. It was fun chatting with the guests. Everything was beautifully clean, and very safe health-wise. Also, a big Thank You to the kind and gracious Housekeepers. BTW: Great cycling and lovely views for those who like a hilly and delightful experience.

While the house and lake were very beautiful, the breakfast had limited options (food was just okay) with no accommodations for dietary restrictions. Also, there was a window AC unit in our room which made it very chilly and drafty. When we put on the heat it made an awful sound. They do have a lot of games and puzzles which were nice and the hosts were friendly.

We absolutely loved our stay at Follansbee Inn this weekend. The Inn is so cozy, welcoming and has plenty of spots to enjoy the fire. Our room was very comfortable, with a large bathroom and a beautiful clawfoot tub. For Valentine's Day, Dennis had put a red rose from a local florist and a box of locally made chocolates in our room. It was such a special touch. The reviews about breakfast are spot on, everything was delicious (fresh squeezed orange juice was lovely with views of the lake). We only live about 10 minutes down the road but felt like we were a million miles away. A must visit.

My wife and I stayed at the Follansbee Inn for 3 nights with our 4 kids (ages 16, 15, 13, and 8) during February school vacation. We LOVED it there and we plan to return again in the summer.When we first arrived the sun was setting across Kezar Lake and the golden sunlight was streaming in the windows. This was a symbolic of how beautiful and warm our entire stay was.The rooms were beautiful. They are charming like you'd expect from an old inn, but renovated and functional. Every room has its own style and its own unique name. We had two rooms. 1 for my wife and I with a King bed and a giant bathroom. The other room (a family suite) was across the hall and had two bedrooms (1 Queen + 2 double beds) and a bathroom for our kids.Denis and Nancy were great hosts. Denis greeted us on our arrival and showed us around the Inn. We enjoyed the chocolate bowls and the warm fireplace in the evening. Our kids loved spending time petting their two beautiful dogs, Angel and Grace. The dogs were so sweet and made the place feel a lot more like a big home than a hotel.The location is so peaceful. It is such a beautiful spot right on Kezar Lake. We enjoyed the snowy weather when we were there. My wife enjoyed a walk around the lake. Other guests borrowed the inn's snowshoes and went across the lake as well. I read that you can use their stand up paddle boards on the lake in the summer also.I don't want to forget breakfast. It was AMAZING! Denis is a great cook. His "Angel biscuits" were truly heavenly and light. The poached eggs on a bacon-cheddar hash were also delicious. And there was fresh squeezed orange juice, fruit, and granola available as well.In summary it is a peaceful location, with excellent hosts, beautiful rooms, and delicious food. It was a delightful visit in every way.

My partner and I stayed during our skiing trip to Mount Sunapee, as Follansbee was only 20 minutes from the mountain and recommended by the resort. We had a fantastic time at Follansbee! Denis truly made us feel welcome- he takes "southern hospitality" very seriously. The BREAKFAST was outstanding. I was skeptical with all of the reviews saying the breakfast was good (sometimes places can be overrated), but this was literally the best b&b breakfast I've ever had. I would spend the day out on the mountain just excited to have breakfast again the next day.Our room was very comfortable and the shower had plenty of hot water. Denis made sure the common areas downstairs had the fireplaces lit so we could be comfortable playing board games and enjoying a glass of wine. What cozy place! I'm adding this to my list of awesome b&b's. It seems like it would also be great during a beautiful New England summer. I really felt like I was staying at a friend's home. Lastly, there were good food options nearby. We can't wait to visit again. Thanks, Denis!

Absolutely wonderful B&B experience in a beautifully furnished inn built in 1840. Denis, the owner, host and chef, made breakfast a 5-star restaurant experience. Such attention was paid to detail in every aspect of a guest's stay--I've never seen the like! The location and setting, on Kezar Lake in North Sutton, NH, was serene and beautiful, highly attractive for a stay at any time of year. Access to BOS-Logan airport was a trouble-free 80-minute drive through beautiful scenery, too. I wholeheartedly recommend the Follansbee Inn.

I don t usually like bed-and-breakfasts but this place is amazing. The food is delicious, the rooms are very comfortable, and there are little thoughtful touches everywhere. I was only here for one night but I want to come back for a week!Rooms: Very comfortable bedsFood & drinks: The highlight of a bed-and-breakfast is often the breakfast and this place does not disappoint!
