Amazing!!Perry s Motel was a real find during a busy October period. The <=$200 rate was budget-friendly compared to the other fully booked and expensive options.Elivisy, the owner, went above and beyond to make our stay enjoyable. The room was spotless, the taps worked perfectly, and the creative towel arrangements were a testament to their attention to detail.Elivisy, the owner, was a wonderful host, guiding us to must-visit places and local restaurantsWe didn t feel like we were in a 2-star motel at all.

We spent two days at Perry's and we had a lot of fun! My child loved the playground. Services are great and price was valued. The only one thing was water tank was shut down by accident, so we didn't have enough hot water for shower. They fix it right away in the morning time. Only five mins driving to Story Land. Great place to stay especially for families with kids.Nearby activities: Story Land, Mountain trainsNoteworthy details: We'd come back again!

Great place for kids! Pool was nice and clean. Two playground areas great for younger kids. Owners were very nice and accommodating. Location is perfect for a Story Land or Mt Washington trip.One bedroom cottage with pull out sofa a little small for 4 people lol. Would recommend one of their bigger options but to each their own.Would stay here again.

Perry's is a great family owned business. The rooms are clean and comfortable. We have stayed in the vacation rental condo and the 3 bedroom cabin. I'll start with the pros of each. The 3 bedroom cabin sleeps 8, 3 bedrooms with double beds and a pullout sofa in the living room with a tv. You have a large covered porch with seating, a charcoal grill and 2 picnic tables with umbrellas. The bathroom comes with a shower tub combo with a removable shower head, very helpful with bathing kids. There is a full kitchen with an apartment sized fridge, 4 burner stove with oven, microwave, coffee maker, toaster, and double sink. There is also a hutch with the plates, utensils, and pans. There is a table with 4 chairs inside as well. The view from the porch is nice overlooking the pool area and you can see one of the playgrounds as well, but it's far enough away that it's not noisy. Behind are trees so you get some nice privacy. Parking is close also. The condo is 2 level, with a bathroom, full kitchen, and living room on the first floor. The living room has a TV and a pullout queen sofa. There is also a very large fireplace to add to the aesthetics. It looks like this was once an outdoor kitchen before the condo addition was built. The upstairs has a ton at the top of the stairs with a king bed and through that room is another bedroom with a queen and twin bed. Both these rooms also have a TV. Both units are air conditioned, the cabin has one window unit in the kitchen/dining room, the condo has one in the living room and one in each bedroom. The kitchen has a dining table for 4 as well as a charcoal grill and picnic table a short 50 foot walk from the entrance. The entrance also has a small patio with a table and chairs. You can pull up to unload and load up your car right in front of the condo but parking is a short 100 got walk away. Now for the bad, and there isn't too much. The only real issue with the condo is the stairway to the bedrooms, it's a little steep and narrow. My 70 year old mother climbed them just fine and so did or 3 year old daughter (with someone right below just in case, but my father chose to sleep on the pullout, so keep that in mind if no one in your group is comfortable going up steep stairs. That was the point issue we found in the condo. The cabin has a could small things. The bedrooms are a little tight and the only TV is in the living room. The indoor seating is tight, but we managed to sit 5 inside using one patio chair. We visited late summer and it was cool and windy, but had it been nice out we could have eaten outside and had much more room. On to general things. They have 2 playgrounds, over geared for toddlers and one for older kids, which was nice. They also have a heated pool. There is a community fire pit you can use, and a few outdoor games for the adults including a volleyball net. The owners are very nice, and are a local family, they are also third generation owners. They live on property as their home is between the office and rental condo, so if there is an issue they are close by. The location is great, a short 5 minute drive to North Conway village and 5 minutes to Storyland as well. There's a grocery store about 5 minutes away too. They are a stone's throw from 16 on a small bypass road, so there isn't much traffic. Pricing is very reasonable as well for what you get. Our first trip was late spring and our second was late summer. If we hadn't already planned our summer trip before our first visit i would have booked for that too, and we will definitely be returning. So to sum it up, this is a great place for just about anyone as they have traditional motel rooms, couple's cabins, small family cabins, some with kitchens, and the large cabin and condo, a group larger than 8 could easily book multiple units to accommodate them as well, all of the cabins are close enough together to be convenient but spaced far enough to be private as well. If you are planning a visit to the North Conway area this is a great place to stay.Rooms: The rooms are basic but comfortable. It's not the Ritz but it's also not a Motel 6. Everything was clean and tidy.Nearby activities: There's a seemingly endless list of activities nearby. Storyland and the outlets in Conway are the biggest attractions in summer, there is also the conway scenic railroad and plenty of hiking and waterfalls nearby. Definitely more than you can do in a week, so you have plenty of options. In winter you are less than 30 minutes to attitash/bear peak, wildcat, and cranmore ski areas.Safety: Located on a small road but in a fairly well populated area. The owners live in property. We felt very safe during our stay. There really isn't a whole lot of crime in that area.

We had a wonderful time, my husband, myself, granddaughter, her daughter and her fiance. Stayed in the 3 bedroom cottage very clean, beds were comfy, plenty of hot water. Counter space somewhat limited, but worked out for us. Playgrounds well kept up as was the pool. Five minutes from Storyland, 1 hour from Santa's Village. I know where I will stay if taking future trips to North Conway, Perry's Motel and Cottages!Rooms: Cozy and CLEAN!Nearby activities: Close to Storyland, great restaurants, and shopping.

Absolutely love this place! I stayed here with my 5 children (ages 1-11). The owner went out of his way to make them feel special with an autographed book and stickers! He was patient and kind. We stayed in the motel, but the cottages are absolutely adorable as well! The variety of outdoor toys for the kids entertained my entire age range of children. And you couldn't ask for a better location, close to North Conway and just down the road from Story Land. Close enough for it to be just a short ride, but not on a main road. Definitely will be going back!

This hotel is family owned and the couple running it (Aaron and Anna) really try to take care of you. My family got rained out of Storyland and needed an overnight place to stay. My wife didn't bring her breast pump charger, but the owners quickly found one for her.The hotel also has two kids playgrounds so very suitable for families with young kids.5/5, great value for what you pay for!

Our family went to nearby Storyland and decided to stay overnight last minute. We found Perry's was really close and kid-friendly. We stayed in one of the cottages and they are so cute! Perfect for my family of 4, it has everything you need for a weekend away. My girls loved the pool and two playgrounds. Kind owners, too!Nearby activities: Restaurants, Storyland, etc, are all drivable.

If you re questioning whether to stay at Perry s I can honestly say I did, too. However, I would highly recommend. Don t misunderstand - it s a no frills spot that does need a little TLC but it sounds like that is all in the works. The current owner is the original owner s daughter/granddaughter (can t remember which), and they took over from another owner a few years ago. They re a young family who clearly love this spot and I think in time it s going to be the best in the area.We loved the 3-bedroom cabin, the pool, the playground, the communal courtyard with little cabins, and our own charcoal grill with picnic tables. Before we even left I was already looking ahead to book for next year (big price jumps in when I looked at 2024, which may mean they have big plans and I m really happy for them!).Be aware - this is a classic motel and does need some upkeep. For example, our bedroom door could not close at all, we had to set bags in front of it. The screens on the front door and one of the windows were ripped (I was able to fix the tubing on the front door at least). Loose and/or broken boards on the porch = stubbed toes. A supremely slippery pool deck when wet (our toddler slipped twice just throwing a ball to my husband standing in the pool - she was not walking or running. There just wasn t much traction to the surface after what looks like a recent paint job. Water shoes for smaller children advised).None of these things warrant a reason not to stay though! Perry s is in a great location, has so many family friendly amenities, a wide variety of room/cabin options, and so much more. And the price we paid this year is unbeatable. I hope we continue to be a part of its future because I can t wait to see what they ll do with the place.

We loved our visit! The owners were very friendly and accommodating. We stayed in the two bed cottage with kitchen. It was perfect for us with small kids. They loved the playgrounds and pool. The beds felt new and were very comfortable.The proximity to North Conway and Storyland is huge. We absolutely found our go-to spot for our future White Mountain trips!

Stopped over for two nights, having been let down 2 days before by another property. Desperate for somewhere to stay, found Perry's the only place in the area with vacancies for our party. Despite most of North Conway and surrounding accommodations being fully booked this property remained virtually empty. Saw only 2 other rooms, over our time, being used.First impressions were encouraging, as the site is set back some distance from a quiet country road with little traffic. Only the owners vehicle was on the property so plenty of available parking right outside our alloted room in the terrace block.Friendly welcome and clear explanation of facilities available. Key in hand we settled in.Obviously catering for young families there is an extensive array of play equipment and a sit around camp fire provision on a large expanse of open ground. Great fun for tiring out the kids.There is a porch that runs the whole length of the terrace and houses a drinks machine. The room was basic fare with the usual provision of toiletries etc.The owner dropped in a welcome card with some candy. Nice thought for us seniors to such on whilst watching Bonanza reruns.In the off season, Perry's could do with some minor maintenance to keep from degrading too much. Some small items could do with a little attention.All in all a great place to stay for families spending time on site and a peaceful stop over for those sightseeing in the area.Give Perry's a chance, many others are closed.Rooms: Basic fare in need of some attention.Nearby activities: Short drive to centre of North Conway.Noteworthy details: Brilliant facilties on site for small kids.

A rare gem among independent hotels! Super friendly owner/operators run this place exceptionally well. Playground equipment is better than many town playgrounds. Rooms are clean and cheerful. Outdoor pool is heated. Picnic tables with nice charcoal grills are open to guests. We will be coming back here again.

Such a cute place and the people are SO friendly and helpful!! The playgrounds are so fun and much appreciated, especially after a long drive. There are also balls, toys, and sports equipment out to play with. The pool was very clean. FREE coffee in the morning, and FREE cotton candy or snow cones on Saturdays. There are Webber grills available for use and a fire pit. The room was very clean and tidy. About 2 minutes from Storeyland and the aquarium. DEFINITELY recommend!!

Such a great spot to stay !! Can t say enough about how happy we are that we decided to stay at Perry s ! The beds were comfy the sheets were great . Lots of seating areas and fun things to do on the property. The pool was Amazing! There was corn hole , ping pong , so much to do we could ve stayed put and had a blast ! We had a hard time leaving the property to see the sights . So close to so many great attractions . Perfect spot if you have lil ones !I have to mention there was cotton candy and so cones on Saturday evening!! We were 4 adults and can t wait to go back !! Everyone at Perry s was so nice .

We just got home from a 2 night stay at Perry's with our 9 year old. We had a wonderful stay the owner is super nice, and very accommodating.We loved having our own cabin it was perfect for us. Having a porch, grill, picnic table, and a pool, were awesome bonuses!If you're looking for a low key place to stay that is kid-friendly and affordable, we highly suggest Perry's.

We loved it here! We decided very last minute to squeeze in a few days at Story Land. I found Perry s online and figured we d take a chance on such a good deal. Our family of 4 stayed for 2 nights and had such a good time! Our motel room was cozy, but updated and very clean. Every night we were outside-in the pool; on the playground; playing ping pong, shuffleboard, cornhole, basketball it was perfect. We ll be staying here again.

No idea how popular this place is, I was hesitant because it had the word "motel" in it (I know weird)... BUT DO NOT LET THAT STOP YOU! We showed up later in the evening & the owners made it quick and painless! The room was nice and cold with the AC, spotless & enoughroom for our two young girls, my husband & myself! Big playground, clean pool and area outside to enjoy a fire. We didn't get to stay long because we were heading to storyland the next morning/back home after... but we'll definitely be back! GREAT pricing for the area and sweet business owners! Thank you so much!!!

If you have small children, this is the place for you. Large play area. Room was very very clean. Nice flat screen TV with great cable stations. They have done a lot of work on this property, but have a ways to go. Good luck!

So first off I want to say this place is run by new owners as of March of this year so please don t judge the place on any reviews written before that. We stayed in cabin 19 for a long weekend 2 bedroom no but no kitchen it was a perfect size for myself boyfriend and his son. Yes the cabin is older but it s clean the beds are new and you can tell they are doing the best to keep it as nice as possible. The place is super kid friendly as they have 2 playgrounds one specifically for kids under 5 and a huge pool. They also have a community fire pit that they had going every night. They have so many plans on adding stuff for the kids in the next couple years possibly a arcade room a splash pad and a stage area as the owner plays the ukulele! I highly recommend checking out his book and coloring book moose with a uke available in the office and he will sign it for you! I m so happy we stumbled upon this place we have been looking for a place to come back to every summer and we have definitely found it I already look forward to our stay next summer!!

A wonderful little place for families with small children. Happy people, swimming and toys, and the proprietors are friendly. Free cotton candy! Rooms are basic and damp, like every motel room of this type, but on the upper end of the atmosphere for this kind of place (bunch of cute little one-room cabins in a row). Nice shower, water is hot, shampoo and conditioner are provided.

2nd year here! This place is under new owners who are actually 3rd generation to the original! How awesome!!! They have done so much work in just a few months time it's amazing! Please remember this is motel, family ran, and geared for families! There is not marble sinks, and travertine floors! There is however, clean rooms, grounds, comfortable beds, nice towels and a huge playground with a pool in the middle. A fire pit and picnic tables with grills. And then there is the new owners, Aaron and Alisha (sorry if I'm wrong on names) they are amazing! Constantly running around doing improvements, attending to the guests needs, just fabulous people! Please ignore any reviews older than this year they bought in March! I promise if you have kids this is your place!

The rooms weren't clean, we had to wipe down the counters and empty the trash when we got there. The front porch has a board you couldn't step on and a railing you weren't supposed to touch cause it was wiggly and the stove didn't work. They have a no music or any loud noises after 10pm rule. Definitely not a good place for a girls only weekend, but probably passable for a quiet weekend getaway.

We booked a place to stay last minute and there was no vacancy anywhere else, otherwise we probably wouldn t consider Perry s.The motel is as clean as motel could be, but is falling apart. Our sink was leaking and coming off the wall, the toilet never stopped making noises, the microwave is not in the room, despite the advertisement.WiFi is really not great. We did a work vacation and definitely struggled to get things done with poor connection.Unlike the room, the nature around is absolutely breathtaking. The staff is also really nice, helpful, and knowledgeable of local attractions.All in all, definitely not worth $100/night price tag, but not the worst place you could stay in.

The first thing we noticed upon entering the room was a funky smell. Basically the room was stinky. We had absolutely no place to hang or store clothes accept for the floor. The bed was something out of the Flintstones. Hard as a rock. Woke up with a soar back. I would have slept better on the floor. The bathroom was as small as an outhouse. Plus the bathroom door wouldn't even close all the way so you had 0 privacy when taking a deuce. I get the fact it's a cottage but my God that place was small. Make sure if your staying here more than a night go for the super size cottage and not the one with the king size bed.

We stayed in cottage 12. It had a kitchen and two bedrooms with plenty of room for 5. The place was very clean and well maintained. My mother's sensitive nose could not detect the smell of any mold.The kitchen comes with a good size refrigerator with a freezer inside the fridge. A full size gas stove. There is only one sink, but we managed just fine. There was plenty of dishes and silverware, some pans and a dish drainer. No plug for the sink or dish pan, so doing dishes was little difficult.The staff was very friendly. They did put the pool out of order during the day to clean it, but when we asked how much longer they were very quick to finish up so the kids could jump in.The location was perfect. Only few miles from Storyland and for those who love shopping North Conway was just down the road as well.

Quaint, close to everything you want but located away enough to feel secluded from town. 12 minutes to major shopping, town and restaurants are even closer Ally, Aaron and family are spectacular folks! Always checking to see if you need anything and respond in kind when you have reasonable requests. The pools is very nice and 2 playgrounds make it a great place to unwind and just chill. Get a cottage, you won't regret it.
