ATTENTION: This is not an RV Resort! This is a campground with cabins. If the property wasn t waterfront, it likely wouldn t exist.Even pulling into the property was difficult. There is an old wooden sign on the street which is in between two entrance roads, if you can call them roads. Full of BIG potholes and covered with what looks like the grinds from road re-paving. Upon our arrival at 3:00 pm on a weekday, the office was locked. Had to call a number for someone to check us in.A few moments later a young lady and gentleman arrived in a ATV. She was very pleasant and opened the building which was also their banquet hall. The building looks nice. She first lead me out the back of the building where the pool is (also looked very nice) and informed me it was now open. Then we went to the office where she handed me a registration form and a bill. This was all she told me about the facility. I didn t know what the policy was for garbage, bathrooms, codes or anything. I asked about cable which they don t have but was told they have great WiFi. I don t know how good it was, all I know is that it is unsecured.Grounds keeping - seems non-existent. And the filth from the dark brown gravel blows anytime there is a little wind. A walk down by the water was also disappointing. There is a building near the water. I drank a bottle of water walking there and found a trash can. It hadn t been emptied in a long time. It was full of water and old trash. Grass and weeds were overgrown. Looked like it hadn t been cut all year (we were there in mid-April).This could be a very nice park but it needs work, constant care and upkeep, and good employees/ work-campers. Just a nice pool does not make an RV resort.

Our cabin was 138 and we were looking at them and they counted 137 then 139. Then we went to the office and another person came in saying the room was nasty and unclean. The lady (who was built like a bull frog stood up and started working while sucking on a lollipop) told us she had another room. We asked if it was clean and she said yes so we went to it. Inside there was dirt and grass everywhere, the couch and bed looked like a stray dog had been sleeping on it, there were nasty used rags on the counter, and a half drunk Wendy s milkshake which had been melted. We immediately left and as we were she also left the office while people were looking for help. She just got in the car with a guy and left while people wanted help. I would not go unless you re a scientist looking for someone who is stuck in interphase.

We rented a pontoon boat from the new owners and were extremely disappointed! Regardless of the paperwork you sign, you would and should expect better for your hard earned money!!! Gas gauge was broken which caused us to breakdown. Called for help and they refused to help unless we gave them a CC to charge a rescue fee since they didn't have another working boat capable of helping us. We spoke to several marinas on the lake, sheriff dept and wildlife agents and nobody could get to us. After several hours floating in the sun, a passing boat finally towed us to get fuel. They refused to refund since we signed their paperwork. Horrible customer service! DO NOT USE THEM! We have learned a hard lesson. All they kept saying was about their paperwork and could care less that we were stranded on the lake unless we gave them our credit card for a rescue charge! We were apparently outside the rental area but it was our fault I guess. Horrible customer service!!!Noteworthy details: Rental boats in unsafe and extremely poor condition!

Not impressed. Had a bug problem. This is not a resort by any means. They said the had a nature trail. Went all around the park for this nature trail and never found it. Online it also says that they provide towels and linens there we no towed to be found anywhere in our cabin. Thank goodness my wife and I had towels in our vehicle. They had a paper towel dispenser in the kitchen.. we got out maybe 6-7 towels before it was completely empty. No one had restocked it. The floor was dirty. The comforters were dingy. Also, at check in, the lady told us she would be at the office in 5 mins. My wife and I waited over half an hour. While we were waiting, I was looking out the window to see if there was any sign of anyone. The office lady stopped to visit with another camper for a few minutes before continuing to the office. Seriously? You were wasting both of our times at this point. It s overpriced for what they offer. I do NOT recommend.

Poor lawn maintenance! Cannot ever find staff. Pool is not clean. Washers/dryers do not work. Bathrooms do not stay clean. We came as a large group for family vacation. Reserved spots all together. Our areas were not maintained. Grass knee high. Could not find anyone to open pool two and a half hours after opening time. They claimed it was for maintenance reasons but no maintenance signs were posted. So far both nights we have been here there have been people swimming after hours so pool is not clean the next morning. I don t see the point in rules being posted of they will not be followed!Also pretty sure since the pool is not patrolled for only people who are staying here, there was family reunion going on during the first day we were here! Way too many people in the pool area who I have yet to see again in the park as a guest! Would not recommend anyone staying here!

Do not recommend. The cabin had foundation issues such as the head of nails sticking up out of the floor. We called to get some towels and linens and they finally got them to us an hour and a half later. The internet was extremely slow. The boat ramp was not in very good condition.

We stayed for 2 nights at the park. Good access to Toledo bend Lake. The infrastructure of the campground needs some repair. Electric Water and sewer were fine. But only one of 3 washing machines worked, apparently for months. Office staff was very difficult to find during business hours, had to wait 30 minutes at check-in on a Saturday, because no one was there.It is a good location.

My family went for a weekend getaway and had a great time! The owners were awesome, the grounds were supper nice and fishing was good for weather conditions. They have swings for the kids but could use more kid friendly stuff to do although I wished weather could have been better for swimming . Go stay very nice!

We spent the weekend here in April 2021 for a large group gathering. The facilities are clean and very well kept. The staff was quick to accommodate our every need. Under new ownership, the campground has recently undergone an extreme makeover including a new pavillion that comfortably hosted well over 200 people. They also have a beautiful pool and a game room with billiards. In our 46' 5th wheel, we had plenty of room to spread out. They also have cabins and tent camping. We are grateful for the courteous hospitality extended to us by Mr. Ken and his staff and look forward to visiting Toledo Bend RV Resort and Cabins again soon.

If you want to get a break from work, away from wifi, where no one can reach you, this is the place to go! Nice shaded campground, great management, partial concrete sites, picnic benches and fire rings. Also, MILLIONS of stars at night! Did not use it but the pool looked nice and is empty during the week. There are also cabins and golf carts to rent. Jennifer, the Manager, is the GREATEST!

I don't reccomend this resort. We stayed here because of easy access to the lake and access to a nice pool. The pool was green and there was no one available to pay or ask questions. Advertising wifi but we had no wifi the entire stay and again no one to report problem to. Will not stay here again

Love this place, clean, large pool, washer and dryer if you need them. The staff WOW, we arrived late and Jennifer was there and took great care of us. Stayed 4 nights and didn't want to leave. Will be back for sure. Beautiful lake views and they drive around just to make sure your ok. No other park has ever done that.

Our family loves this spot! We chose the larger RV spot that looks right out onto the lake. There is plenty to do here and it's super clean and nice. Boats to rent, paddle boats to rent, play area for kids (swing set & monkey bars), pool, indoor game area, fish cleaning station, piers to fish off of with restaurants close by if you'd like that, washer/dryer available as well. Ken and Jennifer are so friendly, welcoming and helpful!

Great place to stay. We stayed there for two days, cabin was clean and nice. Everything was perfect but if I had to nitpick, towels felt old. But at that price you shouldn't expect everything tobe perfect. Very welcoming feeling around the place.

Nice, quiet, atmosphere. Clean cabins and surrounding grounds. Staff was pleasant and fishing great. If there was a small playground for kids, our visit would have been perfect.

Really nice place, but the thing i liked the most was how friendly they were. Not just management but everyone. Laid back casual environment with the lake right there. Cool pool you can play volleyball in or just hang out and have a drink.

Everything was great! The cabins are new. They are a much better deal than a hotel room. Very spacious. The pool area was great! They were very accommodating to my late arrival.

Nice small cabins and RV spots. Big Pool, but no stoves. Refrigerator, Microwave and grill. No beach but boat launches nice community room. First year fully open. Two pontoon boats fairly expensive. Give them a season and suggestions they'll be excellent.

Cabins are Brand new very nice. However lake issues. Very misrepresented. Whole place under constriction. Not at all how she made it sound on phone. Over priced. No T.V. or internet. $135 a night. so much trash in the area they said to fish at the 2 boat ramps. They have alot of work to do. Wait Until its all Done if you wanna come here.

Went there to go fishing. They said it was only for their guests but I could get a tent site and then I could fish. I got the site and went fishing. The area is very clean and everyone there was very nice. I have rented a pontoon boat from them before and enjoyed the boat trip.

Great place to stay, but couldn't find anywhere to fish off the bank. They said there was a pier to fish from but I didn't see one. The cabins were awsome on the inside, just wish the grounds were better maintenance.

Nice, clean rv area. Has a private boat ramp, rv hookups, cabins to rent, boats and golf carts to rent, fish cleaning station, covered boat parking, pool, game room, laundry room, volleyball net, and peir for fishing. Only thing I did not like is you have to purchase wifi if you want a strong signal for anything.

It was nice, had very clean cabins. But I prefer to be closer to the water. But they do have a nice swimming pool!!

We are booking a family reunion there in June and Jennifer the manager went way beyond in answering all my questions and I had quite a few lol. I'm sure the place will be as I expect it. I will add another review after we arrive

This is. Not a cheap one man operation this living the dream it in some aspect it is it is great and in some ways it's the very best it's about people showing respect and gratitude fora good family trip this trip was catching not fishing we will be back just remember fishing is trying to catch!!!

The caretaker is a really nice lady. The views of the water is gorgeous. The turtles are friendly (sorta).

Was not impressed with the location of the cabins, they weren't close to the water. Drive coming in to the park is in need of repair. Decided not to check any further into this "resort"
