Resort is rather disorganized. It took 2 phone calls and about 2 hours to get more blankets and coffee for our villa. (It was unseasonably cool when we visited) we expected the construction of course but we were told construction would end at 7pm they worked on the villa next to us until 8pm one night. Very noisy. The villa next to us had construction working 12 hrs a day. There is no restaurant, no spa. The resort is still beautiful. Staff at marina , was extremely helpful, Staff was at the docks on arrival to guide us in to dock and help tie up and hook up shore power. First class operation.We then rented a golf cart. The gulf cart fleet was brand new, right off the showroom floor. The staff was very accommodating and professional. They will do what it takes to please the customer. Another first class operation! You get what you pay for.

How this can be advertised and promoted as a 4-star "hotel" on Google is anyone's guess. Our stay was far closer to staying in a motel with gorgeous views than a 4-star hotel.At the time of booking, the "resort" advertises amenities such as beach chairs and beach towels and multiple pools, after all, you're paying in excess of $50 in service & property fees each day for these, "amenities." What they don't tell you is the beach at your beach villa doesn't have such amenities and you need to drive a mile away to use the resort's chairs. During our stay, one of the two pools was closed, leaving a single pool for both children & adults.Our bedroom had paper thin blinds that allowed outdoor light into the bedroom all evening, preventing us from sleeping in a dark bedroom. Upon alerting the staff the next morning, they blamed it on the "individual owners" of the villa, another fact that isn't advertised while you are booking a stay at a "4-star hotel."It took 4-5 hours to move us to another villa, one that had proper blinds on the bedroom. The Villas are not in good shape, the shower, bathroom, kitchen appliances are old, outdated and in some cases, barely functional. The elevators do not work, if you have a heavy suitcase and are staying off of the ground floor, you'll have no option but to lug your suitcase up flights of stairs. Our first villa smelled badly of the fish the prior renters had been cooking and the cleaning of the rooms, kitchen and utensils, left a lot to be desired.While it's understandable the resort needs time to rebuild - no complaints here on the ongoing construction/debris, but they need to properly advertise the resort's condition and lack of amenities before charging 4-star hotel property/resort fees, until they're ready to provide an actual service for the fees.

I am giving 5 stars due to the marina staff as well as check in manager, bellman, shuttle driver and gate check dude. This resort is currently a diamond in the rough from the storm damage and the south seas team is in full swing to get more units up and running. The pools were very relaxing, our room accommodation were very nice, clean and updated. The gas grills and gardens are very nice. The marina is open and the sunset beach is peaceful. Rent a golf cart to get to town for lots of restaurants and shopping. We will be back and look forward to the progress.

Stayed here in February, the facility has limited resort amenities. No dining, lot's of construction going on. The main pool was about a 2 mile walk from my unit. Unlike other resorts they DO NOT have any bikes, kayaks or other typical amenities available to guests.BEWARE upon arrival I recommend taking a video of the complete unit and the tvs, fridge, etc..They charged me $350 for a scratch on a $60 tv that I never used or even looked at. They had a really nice after photo but no before photo, that scratch could have been months old.About 4 months ago I stayed at Tween Waters, they had great dining, nice rooms, workout areas, bikes, kayaks, etc.I will not be staying at Seven Seas again and I strongly recommend caution here.BTW, I gave 2 stars not a single which is tempting but would only have reflected my irritation. They have problems but not the very worst place I have ever been. They do score in my bottom 10 though.

Nice job getting the county commissioners in your pocket to approve tripling room density under the guise of resiliency. And even nicer that you want to eliminate worker housing for more hotel rooms. Good luck finding staff willing to drive two hours to clean your planned 7 story luxury hotel rooms for $15 an hour. Until then may your "resort" be infested with a few billion bedbugs and fire ants. Just visited. Was a wonderful short visit. They are close to reopening more of the resort, saw lots of painting, grill installation, elevator work, last minute type stuff.My complaint was more with our particular condo, and I guess this is the problem when you rent units on behalf of the condo owner. Everything in the unit was new, but it s obvious it was done as cheaply as possible. The master bathroom shower was just ridiculous, especially when you consider this unit usually rents for $500-$600 a night. Instead of doing a modern walk in shower, they installed a tub with a sliding glass shower door. Not a complete door, just 1 panel, so half the shower was open. And the door was small, so anyone over 5 5 has to duck to avoid hitting your head as you get in and out. The water was luke warm at best. Felt more like Red Roof Inn than a luxury resort.We ve been to SS before, so I know this isn t necessarily representative of the entire resort, but whoever owns this unit is a cheapskate.The restaurants being closed forced us into food options that we would have never considered before. We ate dinner at the Doc Fords on Sanibel and breakfast at RC Otters and the Tween Waters Inn. The food at Tween Waters was exceptional. The Bubble Room is still closed, and appears to just be sitting there boarded up.

We were told and accepted that restaurants were not up and running. However, the room ( apartment) we were given was substandard.No elevator ( dragged suitcases up steps) no offer from staff to assist. Lightbulbs missing, outlets not working, open wiring outlets, shower was set to luke warm, no shelving in shower , kitchen disposer not working, wires hanging and exposed off TV.The staff was quick to repair the outlets and put lightbulbs in. This was far from what we expected from luxury resort.

The Management of South Seas is excellent. Amanda took time to explain what amenities were available and which ones were not. She offered to get assistance with our luggage since the elevator was still in repair. In spite of the damage this property suffered from Ian it is coming back to the fabulous beach escape we all remembered. Even though the restaurants in the resort are not open yet, there are plenty of great local restaurants very close to the resort. We are glad we came back and helped in getting South Seas back to the best resort on Captiva Island.

I reserve five nights stay at the resort. Then neglected to say the resort is under renovation. There is no front desk, no restaurants, no pool, no spa. No condition whatsoever regarding the well-being of the guest. I arrived at 4 PM to find out, I need to drive around the island to find, the front desk. Room was filthy no hot water. No water in the refrigerator or ice. I called the front desk to find out. I have to drive a mile and a half to get ice. Went to sleep I got awaken at 6 AM with workers working on the property cutting hammering so on and so forth and loud music. They charge me resort fee for $247 where there is no resort at all I don t recommend it to nobody.Safety: Loaded with trucks all around, repairing and fixing the property.

Peaceful. This is our 3rd time at South Seas, they just opened after the destruction caused by hurricane Ian. Is pretty empty, we can see the difference, what it used to be. Nevertheless, is a beautiful secluded resort, our beach villa is great,. Beautiful beach. Currently they have 2 food trucks but outside the resort within a mile radius you ll find plenty of options. The Mexican food truck by the beach is highly recommended.

We have vacationed at South Seas a few times and rented through the South Seas Classified timeshare rentals. We recently had a great stay at the South Seas Club. Our room was spotless similar to our last stay at Plantation Beach Club. The pool at SSC was very nice with updated pool furniture. Many of the units were still closed due to the hurricane; however, the staff was still keeping the entire resort and it was well kept. The resort was a short walk to the beach and the resort offered many amenities such as beach chairs, towels, and an additional pool.

our unit rented through a private owner was pretty and spotless. The ones my children rented thru southseas( timbers)were filthy..and had bugs...broken screens and bathroom doors..with mold sticking the sliding door open..couldnt even slide rhe door AT ALL to close!! They couldnt check in til 8pm( wirh smll chilfren and perishable groceries) Suppose to be able to check in by 4pm. And still at 8pm...when they went to complain...all of a sudden..a unit was "available".. when they went to their unit...it was STILL not ready...dirty clothes lying around..and no beds made yet. Dirty port a potties at amenity pools. I bet OSHA or comparible inspection agency would SHUT this place down...it SHOULDNT pass!!!! Will be advisung friends and family NOT to rent!!

South Seas has been a staple for our vacations for years. We spent this last week here with our kids and unfortunately it seems they ve just opened too soon. While the beaches are beautiful the rest just isn t ready for visitors. If you like beeping construction trucks outside your window at 7am, come on down The only food on site closes at 2pm (Starbucks) and 5pm (food trucks). They advertise a s mores pit and twice we packed the kids up to head down during the scheduled time and there was no s mores pit. There was zero housekeeping and our trash wasn t taken from outside for days and just piled up. The pools are heated but are freezing, even the kids couldn t handle it. We ve loved this place for years and completely understand the devastation from the hurricane (this is our third trip to the island since the hurricane) but this resort just isn t up to par for the price and status of it s rebuilding. Hopefully in the future it will be restored to its full glory but for now, it s not ready for guests.Rooms: The room is clean and updated

We had an amazing time at this resort. The rooms are a little older but we were out most of the day so it didn t affect us. The pool with the slides is a great option for kids (minimum 48 height requirement). The main pool had an amazing Waterview. Beautiful beaches and within five minute walking distance. The food at the restaurant wasn t the best but very fairly priced. We spent a long weekend here and definitely plan on coming back in the future.

Worse experience I ve had ! Beds are so uncomfortable and itch my skin. The furniture needs some paint and cleaning the chairs had stains. The tub doesn t drain well even after I call TWICE For someone to come and fix it. The shower tiles needs to be bleach!!!!! The fridge is in the bathroom which I thought was very odd because there is plenty of room to locate the fridge outside the bathroom. The fridge is small I mean small, you can barely fit anything inside.I was told to download an app to see the trolley s route and didn t even work. The trolley was supposed to pass every 15 min but while waiting be careful with damn mosquitoes!!!!! The beach was nice and the workers who pulled your beach umbrella and beach chairs out were more helpful than people in the office. I don t normally write a negative review but when it comes to cleaning and paying a high resort fee on the side I expect what we paid for. Please read other negative reviews and management still has NOT DONE ANYTHING. This tells me they don t care and it s about money to them and solve the problems.I would NOT recommend this place at all it isn t worth staying. Captiva is a nice place to visit but not in this resort.

The rooms are very spacious and have a full kitchen. We rented golf carts which made getting around the island and to the beach really nice. I love the fact I don't have to carry cash foe the resorts unless I want to shop at the stores. It made it very convenient. The lunge chairs and umbrella, towels are provided and setup for you daily when arriving so need need to pack extra beach towels in your luggage :). We have 3 teenagers and they loved it!

Updated review. Management reached out the next morning and checked on my mom. They were very polite and professional. They moved us to a new room and we were able enjoy the remainder of our vacation without any further issues. It was definitely a rocky beginning to our stay, but we did enjoy ourselves the rest of our stay and we were able to see all of the lovely sunsets and clean beaches. We had an amazing gentleman who works for the resort named Scott who was so very helpful when we needed help moving our luggage, bringing us ice, etc. He was so great!! THANK YOU SCOTT!! The manager Marina was amazing as well. She was very calm, respectful, and polite. She called my mom everyday to check on her and see how she was doing and if she needed anything. The beach staff were amazing as well, they would always make sure we had chairs, clean towels, umbrellas, etc. Pools were nice and also clean. We enjoyed the remainder of our stay!

If you are considering a stay at this resort, please DO NOT book here. We had planned to to enjoy a short vacation and spent half our time dealing with resort issues and changing rooms. We booked a marina suite and when we got to our room, we realized that not only were we in a junior suite, the room we were in was disgusting. It was very dated, there were too many stains on the couch to count and dead bugs all in the bathtub (see pictures). They were nice enough to move us to a 2BR condo, but that was even more dated. I realize resorts are short-staffed, but room rates should be commensurate with the quality and experience they provide. There is no daily housekeeping service, the restaurants are open half the time they are advertised and the food is terrible. I was told we would be taken care of for the awful experience we had, only to later learn that senior management would not compensate us a thing. It had been 25 years since I visited this resort in its hey day and we will never return. Spend your money and precious vacation time elsewhere. The way the staff treats guests feels like they don t even want your business It s a real shame to see how this beautiful resort has spiraled down.

Exceptional customer service in the reception, follow up and beach area. Sparkly clean villa. The Sunset Beach (exclusive) was filled with pebbles; didn't like. South Beach was better, wish I knew the shower area ahead, no signage. I'd say this is pricier than the value, but their staff are great which makes it worth it. Try their Harborside grill which is okay but pricey, go at sunset to make it worth the price. Go eat out of the resort as the food outside is better and cheaper. I'd recommend for the experience.

Just spent four nights in their bungalow. Sean the manger and his entire team, everyone we encountered were very pleasant and helpful. I had my two nephews and they had the best trip. For a family it is very tough to beat this resort. The pools are great. The super slides are fantastic. And they have a water sports area to sign up for parasailing etc. Recommend getting a cabana each day. Number 1 has best view. The food at pool was very good the fruit plate was world class. I ve seen some have said the bungalows are dated? It s not the Encore of Vegas but what is? You re on the beach! It s a beach hotel!!! I can t recommend it highly enough for a family. Great stay. We ll be back.
