I live across the river from this place. The upkeep of the huge area and campsites no longer exists. tjey rent.out the cottages and main rooms now but it looks run down and not so welcoming at all.

We stayed here in late March 2016. While the location was quite peaceful and beautiful, it was nothing like the pictures at the website. There were cabins that I'm sure were very nice at one time but are now quite dilapidated, and the restrooms and laundry were completely unusable; they appeared not to have been used for years.But the strangest part of our visit was there was no management there when we arrived. We didn't arrive late, we hadn't received any communication from the management, there was no note on the door, and there was no phone number to call. We waited out front for someone to greet us, as instructed by the sign in the driveway, and finally, two older gentlemen who appeared to live by the train trestle came over and told us the management had gone to visit family, they didn't know when/if they'd be back, and we should just drive over to the RV area and find ourselves a spot anywhere, which we did. We never saw them again. It was rather disconcerting.Again I want to say that the location on the river was quite nice. There were two other couples parked there, and we all had a pleasant time.When it came time to leave, we half expected an email, phone call, or maybe even someone representing the management would be there, but there was no one and no communication. Perhaps it is a common practice for RV parks to allow their visitors to have the run of the area, but since we had never experienced that situation, we found it strange and a little uncomfortable.

I recently moved here and it's a well managed rv park and lodge. The manager seems to go above and beyond to keep the park maintained along with helping tenants feel comfortable and welcome. This is the first rv park out of 8 that feels like home!!Update: moved to private property about a year ago in Gerber/Tehama more space & .privacy

So....we travel a lot in our travel trailer and have visited many campgrounds. This place has one thing going for it...location...if you want to be away from all things civilized. It sits right in the river although there is no easy access to the water. We have visited three times in three years. Every time there's a new owner. Last year we were the only people at the site and no one ever came around to collect our money. The office never opened. The sites are starting to grow grass, as opposed to weeds and dirt and it looks like some maintenance is being performed. If this park was manned and maintained it could be great.

I love River Lodge RV park. It is absolutely beautiful here. Management has been responsive and firm in it's efforts to enforce community standards by representing everyone's right to privacy, and a clean, quiet, and safe environment. The neighbors look after each other and management has been communicative and reasonable.It's right next to the park and the serenity and tranquillity of The Sacramento river next to us is very soothing. It can be a little scary during flood season, but it's absolutely gorgeous and the city is pretty good about monitoring the height of the river and forecasting its movement. My daughter adores our home and I feel very lucky every sunset. 5 stars! Only a hot tub on my "future" deck could make it better! Lol I absolutely CANNOT wait for summertime!

Bathrooms torn up and closed, long term. Laundry gone. Many accessable buildings falling apart. Huge accounting errors in regards to the billing of tenants. Illegal cutting off power to sections of R.V. Park. Plumbing problems, leaking roofs, and rotting floors common in the rental mobile homes. Etc... . Too bad. Is very pretty spot, right on the river and next door to Los Molinos park,and close to the necessary amenities, without feeling close.

Well maintained, clean beautiful place! Had a blast! Worth the drive from Red Bluff to enjoy the park and not have to be in "tent city" like at City Park here

Well i see people arriving from burn areas. 350 a month plus all utilities and extra for black tank dumping.This time of year sac river low so low walk across. If the salmon was running well walk out and grab dinner.Like Oregon great lunch time romps in water so low snickers stay dry.

Its right on the river and management is great. He takes care of any issues and is very friendly. Ive lived there for 3 months now and plan to for awhile.

Dirt road is RockyThe trailers look dilapatated. Drug /crime appearance.Trash piled up all around few of the trailer residences. Management seems to not keep on top of tenants upkeep. Sanitary conditions of the complex

Landscape maintenance much needed I could stay quite busy doing tree work all day. Hangers of dead wood frequently it's a hazard.

Old resort. Great place to stay and go fishing. By boat or from shoreline. Careful area floods rainy season. By rain and river riverflow.

I lived there when i was younger. Currently unoccupied. It needs to be developed in order to get people moved in there. It also floods around this time of year. Feb. March

Has a comfortable feel to it, but the dirt road is in desperate need of maintenance. Major pot holes.
