This RV Park is amazing. You are nestled right in the middle of the red rocks and within walking distance to town. There is so much to do around here. The park is quiet and safe. Good places to walk our dog. Staff is friendly. We travel in a 36' fifth wheel and navigated inside the park easily. There were no issues with backing into our spot.

This was one of the best parks we have stayed in and our travels have taken us over 100,000 km from coast to coast both in Canada and US. Staff were friendly and very conscientious in keeping park 100% clean both inside facilities (washrooms/laundry) and campsites. Location was excellent to walk to town or hike the many trails from our campsite. Yes, it was a little expensive but worth every penny. We were very happy with our week long stay.

Favorite stop en route to view the total eclipse! A true gem in town, but close enough to get to the hiking and biking trails. The property is well run and quite lovely, with well-kept gardens along the creek. The wifi was sluggish, a minor inconvenience.

Signs, signs and more signs. Signs everywhere. It s very juvenile in my opinion.I will start with the positive: good location, well maintained grounds, has a dog run, I liked the cement pads, there were a few community grass areas and walking distance to shopping areas. There aren t good views from the park but if you walk right out of the park there are beautiful views everywhere.Now the negative: I ve never seen a place with so many signs over stupid things. No standing? Seriously? I ve stayed at a lot of parks and have never seen a place like this. There are not enough bathrooms and were usually full. Not sure why because most people had huge RVs. The bathroom was cramped, not the worst but definitely far from the best. When you check in you get a huge list of rules and you see screens of cameras all over the park watching things. I ve never seen that either. Seemed super excessive and downright weird. We are pretty quiet and low key but felt it was best to stay gone. They want you in your rig by 10:00pm. I ve never had a park say you had to be inside by any time. We go to bed pretty early so it doesn t affect us but I know some people like to sit out at night and enjoy the evening in good weather. Again, what are we kids? Super weird a park would have rules like that. One of the most hilarious rules was the sign at the dog run that said No Barking. Luckily our dogs did not bark at the dog run where dogs are supposed to be dogs. It s a little on the pricey side for what you get but it is centrally located.Final words: I would personally never stay here again. Although we are low key type people I do like to see a vibrant, fun atmosphere. I feel like you chose this type of lifestyle because of the great outdoors and freedom. I did not see anyone having fun. I know we were afraid of screwing up and standing in the wrong spot. I felt like the signs took away from the atmosphere. The no standing signs were literally one right after the other. Like 10 to 20 feet apart. It s so beyond weird to me. I don t know what choices are around Sedona but I would rather go to a public campground than stay there again. I ve been traveling staying at Rv parks and campgrounds and have never experienced any major issues. The signs and extensive rules a truly unnecessary.

LOVED this place. Not a 5 star as I believe to be a 5 star you need more amenities. I would 100% stay again. We scored the best spot in the park! We brought the E-bikes and road them in to town every day. I unfortunately almost stepped on a snake SCREAMED and the staff came quickly to try and catch him. He got away but we flooded him out of the hole, caught him and the staff came to release him. Beautiful park with lots of pretty green grass (watch for snakes!). Also, I m case you allergic as I am to cottonwood trees, the park is full of them.

Awesome place to stay with an RV. It s very centrally located to all the attractions in Sedona. Also, the park is very clean and like a city park with trees and a river. I will stay there again! The staff obviously takes great care of all the facilities.

A peaceful atmosphere close to town! Campground is very well taken care of & organized. Check in process was smooth & quick. Would definitely stay here again.

This is one of the BEST RV parks I have had the pleasure of staying at! Hands down, this place has the cleanest and most maintained bathrooms, showers, laundry, walkways and campsites. There is a creek on the northwest side of the property with direct access. This is a very quiet place where you can enjoy peace. It's like being on a retreat.

Not for tourists.Out of the 8 campgrounds of our holiday, this was by far the most expensive one for $150 per night for a simple RV site. What did we get for that price? Water pressure not working so we couldn t hook up, a back-in site, only 2 restrooms for the whole campsite at 5 min walking, showers without a door or lock, very poor lighting during the evening, poor wifi, a ban on campfires and lights have to be out by 10pm. The site is ran by a couple of karens that not only provide a long list of all strict rules on the site, but also treat you like a 5 year old. There are compulsively placed signs and camera s everywhere.This review is probably lost between all 4 and 5 star reviews, but it is definitely not worth the money, there are plenty of better options in the area.

Stayed a week in February. Was the cleanest, neatest, most efficiently ran RV park we've ever stayed at. Beautiful too, with lots of properly pruned trees next to the creek. So peaceful. Keep up the good work ladies! We'll check in next time we're in the area.

Not for kids, they will be bored. Other than tether ball and creek access, this is not kid friendly.Location is great. There are a lot of rules.Beautiful place. Very clean. Spacious sites. Bathroom and laundry areas are very clean.Lots of mosquitoes in August. The tree bugs make really loud noises.I would go back if I do not bring my kids with me.

The outdoor is stunning surrounded by beautiful oak trees and the creek running next to the campground. The toilets leave a lot to say. There are two sits and two showers for a lot of trailers. The space is reduced and it was gross. I almost want to leave only one star... And it s pricey for the state of the toilets!

First time using this park. Loved it! It is a beautifully shaded and well maintained park. Close enough to popular shopping and eating areas but far enough away to seem isolated. Clean bathrooms/showers, laundry, sites. Friendly office staff. We based ourselves here and explored in all directions. This will go on our list of parks to revisit.

This camp spot is very clean and quiet, right in the heart of Sedona. Will go there again. Has full hook ups and is well maintained.

We cannot say enough positive things about Rancho Sedona. The gravel sites are level and well maintained and the staff was most cooperative in helping us make the most of our stay. Besides the usual noise, slow speed rules, etc., there are a couple of things to know in order to avoid surprises: (1) the park is a dark sky location, so it s lights out at 10:00 p.m. (and campers inside their rigs); (2) be sure to have a water regulator; (3) local health regulations require an accordion style hammock for the waste hose. The park has a large community fire pit, but fires were not allowed when were there. We hope to return to Rancho Sedona for a longer stay on our next trip to the area.

To read the reviews, this place is a gastopo stronghold. The truth couldn't be farther from this picture. The campground, like most campgrounds, has reasonable rules - the kind of rules we expect to see in place. It is a beautiful campground with walking access to shops, restaurants, and hiking. The campground has gravel and cement pads. Shade cover is provided by many Sycamore trees. Great Blue Herons also nest in some of the trees and make for great bird watching. Walking access is going to take you down (or up for some hikes) a narrow country road without shoulders. It's unfortunate, but not really a serious problem either. I hiked Marg's Draw Trail as a loop (2.6 miles) on one day, and Munds Wagon Trail/Hangover Trail/Cowpie Trail (10.86 miles, strenous, and not for those that are not serious hikers) another day, both from the campground. Other hikes can also be made from the campground. Many shops and halleries are a short walk away. Oak Creek Brewing is a short walk away. Their beers tend to be English/European styled, not American, but AIPA is also available. Food is good. Senora Beer company is a mile and a third walk away. They have more creative beers definitely in the American style, plus great food and service. The park seems to attract many dog owners. A dog run is available. Dogs are leashed at all times and not left alone on the campsites. My GSD also rates this campground 5 .I've included some images from my hikes as well as some hiking maps. An expensive campground if you are used to BLM lands, but providing access right in town and being this nice, is worth it for us. Highly recommend.

Great RV campground! Clean washroom and laundry facilities. Camp stalls have good gravel bed and most have concrete pads to sit. Good dog run. Very clean. Staff are very helpful and accommodating. Good places to gather with friends. Full hookups and cable hookup. A hidden gem!

Honestly, this is one of my favorite RV parks ever! It is immaculate and peaceful. Convenient to walk to town or to hiking. Grounds are beautiful and restrooms are clean. Staff is friendly and helpful. Paula & Sherri were wonderful.

Absolutely LOVE this place. Came here to celebrate our 10yr wedding anniversary and decided, within the first hour of being there, to book next year! The place is quiet, shady, beautiful views, walking trails, within walking distance to the main walk of shops. Lots of rules, but for good reason and really make the place enjoyable! There's full hookups, including cable, very nice picnic tables, common areas with nice benches and grass areas, bathrooms(very clean), laundry, ice, office with last minute "oops I forgots," games and movies to borrow, access to creek... Just heaven!!

We loved this park! It is along the creek and located behind the main tourist strip in Sedona. We stayed here and enjoyed visiting the near by trails, shopping and restaurants. They have full hookups, and our spot was located at the entrance of the creek. We were hesitant to book this place because of other reviews regarding their list of rules. However, the rules seem reasonable enough to keep the resort peaceful for everyone to enjoy. We did not take our pets, due to one of the rules being that they don t tolerate barking. I did see plenty of dogs, and did hear some barking. I am pretty sure the rule is in place for excessive barking that an owner ignores.

This park is run with military precision. Think Army, but in a good way. If you like clean, quiet and orderly, this place is for you. Among the nicest RV parks we have stayed. Highly recommend.

Always a great stay here. Clean and organized, right by Oak Creek, shaded and views of the red rock. Walking distance to a couple of the best restaurants in Sedona (Javelina Cantina & The Hudson).

Calm and peaceful here. Quiet at night. Restrooms are small 2 stalls for your business and 2 showers. Leads to some waiting at certain times of the morning. Close to the town and to tlaquepaque easy walk and you cross oak creek

Lovely, huge expensive park with one bathroom for the entire park with 2 stalls and 2 showers. I ve wouldnt go back in the winter (it was March) because you can t even have a propane fire pit. That forced us to go inside every night when the sun went down because it was too cold to sit outside. Great location. Sherry in the front office is fantastic!

This is the cleanest most immaculate RV Park I've stayed in, so far. Laundry on site, beautifully kept. However, they are pretty strict. No tents, No fires, must be IN your rig by 10pm and stay in there till 7am. They have a laundry list of rules. I would still stay here again though as it is a beautiful park

Beautiful backdrops. Great proximity to cute little shops and hiking spots but still far enough out that you feel secluded. Our kids (ages 5-10) were disappointed there was not much of a play area for them (like a swing set or climbing structure) The tether ball was nice but not really held their interest long. Seemed like the whole RV park was aimed at older guests even though there is only one area that says adults only.There are signs everywhere not to cut through the lots or where the creek entrance is or is not. I am sure they do this to keep people from trampling their greenery but I or disturb other guests, but it made me feel like I had to keep a really tight reign on my kids last they misstep and break a rule.They had beautiful mature trees and greenery/flowers around. We even saw deer one morning past the fences bordering the campsite.They also have rules against dogs barking, so we took our 50+ pound dog everywhere with us so he wouldn't bark if left behind for a bit.We stayed in spot 78 which is backed up to the creek entrance, but this did not cause any unwanted noise or disruption.In fact the sound of the water rushing through the creek was beautiful and comforting. Our kids aren't super young so giving them the rule not to go over the hill to the creek by themselves was enough but parents of toddlers may be more nervous being up against the creek.Only one bathroom facility and it was on the complete opposite side of the park than us. Also the doors have a lock code, even to use the toilet. There are 2 toilet stalls and 2 showers in both men's and women's.This is good to know if you are a family of 5 sharing one bathroom.All in all a lovely spot but maybe best for families with older kids or adults traveling without kids.

Beautiful RV Park!! We wished we could have stayed longer. Quiet, peaceful, and surrounded by the red rocks. Our dogs loved all the grass and the dog run. Walkable to downtown and nearby restaurants. We had a creek site and really enjoyed it. We will definitely be back.

This park was super clean and the grounds were beautiful. The sites were roomy and had picnic tables. It was very peaceful, especially when you could hear the creek that runs right through the park. They have a big grassy common area with volleyball court and horseshoe pits. Bathrooms looked and smelled clean and there were showers. I was only able to stay one night, but would definitely return again. Staff was nice too.

Stayed 3 days and loved it. Very friendly staff. Grounds are well taken care of. Bathrooms were clean. Showers hot. The whole area has crushed gravel so it isn t dusty or muddy. Easy walk to downtown, which we did several times as it was quite busy.
